Although the property is located in the existing zoning district, the character of the neighborhood and US 19 is appropriate for the sale of boats greater than 20 feet, as indicated by the existing character of US 19. In order to appropriately use the property, the requested deviations from the zoning district are required. 2. The proposed development is consistent with the Comprehensive Plan uses of Office and Retail, and is more appropriate for the character of the neighborhood as there are significant numbers of retail uses which include the sales of vehicles, such as automobiles. 3. The proposed development includes landscape buffering. to protect potential negative impacts to neighboring properties. Further, because the proposed development is appropriate to the area, it furthers the normal and orderly development of the area. 4. There will be no substantial detriment suffered by adjoining properties. The setback requirements and proposed landscaping will buffer and protect the adjoining properties from the proposed use. Further, Passport Marine will provide an open door policy to adjacent neighbors to voice any concerns over operations. ~I~I(~li~lAl. ~t~C~ll~ a ,.,; 0 4 2007 PLANNING ®'~PA1~TiViENT C4N C3F ClFARWAT1tR Page 2 of 3 Confidential and Proprietary dsc Section E.
