THIS WARRANTY DEED, made and executed this 7th day
of February, A.D. 1973, by UNITED STATES STEEL CORPORATION,
a Delaware corporation authorized to do business in the State
of Florida, and having a place of business in the County of
Pinellas, and State of Florida, hereinafter called the "Grantor,"
to CITY OF CLEARWATER, a municipal corporation, whose mailing
address is P. O. Box 4748, Clearwater, Florida, 33518, herein-
after called the "Grantee."
WIT N E SSE T H:
That the Grantor, for and in consideration of Ten Dollars
and other good and valuable considerations, the receipt where-
of is hereby acknowledged, by these presents does grant, bargain,
sell, alien, remise, release, convey and confirm unto the
Grantee, all that certain real property located in Pinellas
County, Florida, viz:
(See legal description shown as Parcel lA and Parcel
lB attached hereto)
Together with, without covenants of warranty, such riparian
rights as may be appurtenant to the land being conveyed, it
being understood that said riparian rights shall mean the
free and unobstructed view of the water.
TO HAVE AND TO HOLD, the same in fee simple forever,
so long, however, as Grantee shall not sell or convey, within
twenty-five (25) years from the date hereof, any of the property
described herein to any person or organization other than
the County of Pinellas, the State of Florida or the United
States of America.
AND, the Grantor hereby covenants with said Grantee that
it is lawfully seized of said real property in fee simple;
that it has good right and lawful authority to sell and con-
vey said property; that it hereby fully warrants the title
to said real property and will defend the same against the
lawful claims of all persons whomsoever; and that said real
property is free of all encumbrances, less and except the
following:
1. Taxes and assessments for the year 1973 and subse-
quent years.
2. Reservations of oil, gas and minerals by the Trustees
of the Internal Improvement Fund of the State of Florida contained
in Instrument Nos. 195642A, 9ll370A, and 253250, Pinellas
County Records.
3. Subject to any riparian rights, rights of accretion,
or reliction, submerged lands or any other water rights of
any nature whatsoever.
4. Subject to any and all rights of the public and of
the County of Pinellas, State of Florida, and the Federal
Government, in, to, or on any lands below the mean high water
mark of the premises, all waters surrounding the premises
or any bulkhead lines or navigational rights in said waters.
5. Subject to the rights, if any, of the public to use
as a public beach or recreation area any part of the land

Bay and the natural line of vegetation, bluff, extreme high
water line or other apparent boundary line separating the
said areas from the uplands.
6. Subject to the rights, if any, of the plaintiffs
in Circuit Civil No. 37354, Circuit Court of the Sixth Judi-
cial Circuit in and for Pinellas County, Florida.
