WHEREAS, on April 30, 1973, the City Commission of the City of U.'`,??MM? .?•IUMN?:.
Clearwater, after proper public notice, held a public hearing on certain proposed
changes to the zoning ordinance and zoning atlas of the City of Clearwater in
accordance with procedure as established; and
WHEREAS, certain of the proposed changes and amendments to the
zoning ordinance and zoning atlas were approved by the City Commission after

Section 1. The following described property in Clearwater, Florida,
is hereby classified and zoned as hereinafter indicated, and "The Zoning Atlas
of the City of Clearwater, Florida of 1973, " as amended, is amended to
indicate that fact as hereinafter set out:
Zoned as CP - Parkway Business District
Lot Z and the West 1/Z of Lot 6, Lauretta Terrace,
according to the map or plat thereof as recorded in
Plat Book 19, page 17 of the Public Records of Pinellas
County, Florida.
Section Z. Section ZZ. 02, Permitted Uses and Structures, of Article
XXII, CP--Parkway Business District, of Appendix A, Zoning, of the Code of
Ordinances of the City of Clearwater, Florida, 1962, is hereby amended to
read as follows:

Appendix A, Zoning, of the Code of Ordinances of the City of Clearwater,
Florida, 1962, is hereby amended to add a new Section 33. 01. 1, Change of
occupancy to non-residential usage, to read as follows:
Section 33. 01. 1. Change of occupancy to non-residential usage.
When a change of occupancy to nonresidential usage of an existing
residential building is planned through a change of zone classification
or an annexation and zoning request, the applicant shall submit with
the zoning request an off.-street parking plan to meet the new occupancy
requirements. Such plan shall be reviewed by the Traffic Department
prior to public hearing, and approval of the plan or required amend-
ment shall be a condition to the establishment of the zone.
Section 4. Section 33. 08, Storage and parking of trailers, campers,
and commercial vehicles, of Article XXXIII, Off-Street Parking Requirements,
of Appendix A, Zoning, of the Code of Ordinances of the City of Clearwater,
Florida, 1962, is hereby amended to read as follows:
Section 33. 08. Storage and parking of trailers, campers, and
commercial vehicles.
Commercial vehicles and travel, camping and hauling trailers
shall not be parked or stored on any lot occupied by a dwelling
or on any lot in any residential district except in accordance with
the following provisions:
(1) Not more than one commercial vehicle, which does not
exceed one and one-half (11) tons rated capacity, per
family living on the premises, shall be permitted; and
in no case shall a commercial vehicle used for hauling
explosives, gasoline or liquefied petroleum products
be permitted.
(Z) Not more than one camping or travel trailer or camper
truck or hauling trailer per family living on the premises
shall be permitted and said trailer shall not exceed twenty-
four (24) feet in length, or eight (8) feet in width; and further
provided that said trailer shall not be parked or stored for
,• more than forty-eight (48) hours unless it is located behind
the front yard building setback line. A camping or travel
trailer or camper truck shall not be occupied either temporarily
or permanently while it is parked or stored in any area, except in

Section 5. Article XXXIV, Administration and Enforcement, of Appendix
A, Zoning, of the Code of Ordinances of the City of Clearwater, Florida, 1962,
is hereby amended to add a new Section 34.02. 1, Site plan of record, to read
as follows;
Section 34. U. 1. Site Plan of Record as a prerequisite to obtaining
building permits on certain properties.
All tracts of four (4) acres or more intended for commercial use
or multi-family use, or intended as a non-subdivided tract
containing forty (40) dwelling units or greater, shall have site
plan requirements.
(a) Such plan shall be called a "Plan of Record" and shall be
filed of record in the Building Department at time of building
permit application and shall indicate, but not be limited to
the following content:
(1) Specific use intended for the tract and tract acreage;
(2) Location of buildings on site with description of height,
approximate floor area and number of dwelling units;
(3) Interior circulation and parking access; and
(4) Access points to City street system.
(b) Provided on, or filed with the Plan shall be a certificate
covering:
(1) A statement of conformance with all City Codes as of
the date of submittal;
(Z) A statement of intent to comply with Code changes initiated
after six (6) months from said date; and
(3) A statement confirming that such "Plan of Record" does not
indicate sanction by the City nor preclude rezoning of the
tract or preclude the City from making future code changes
affecting the development,
(c) Any major changes of the Plan shall require resubmittal.
Section 6. Sub-section (1) of Section 34.07, Procedure for amending
Zoning Ordinance, of Article XXXIV, Administration and Enforcement, of
Appendix A, Zoning, of the Code of Ordinances of the City of Clearwater,
Florida, 1967,, is hereby amended to read as follows:
Section 34. 07. Procedure for amending Zoning Ordinance.
Pursuant to the authority granted under Chapter 176 of the
Florida Statutes, 1961, the following procedure for amending,
supplementing or changing the Zoning Ordinance or Zoning Map
of the City of Clearwater is hereby established:
(1)Any person, firm, corporation, board or official of the City
of Clearwater may file a written application requesting a
proposed amendment, supplement, change or modification of
the Zoning Ordinance or Zoning Atlas of the City of Clearwater.
Other supporting documents may be required with the application
for change of zoning or annexation and zoning. See Sec. 33. 01. 1

Section 7. All ordinances or parts of ordinances in conflict herewith
are to the extent of such conflict hereby repealed.
Section 8. Should any part or provision of this ordinance be declared
by a court of competent jurisdiction to be invalid, the same shall not affect
the validity of the ordinance as a whole, or any part thereof other than the
part declared to be invalid.
Section 9. Any person,or persons, firm or corporation or association
of persons, who shall violate or fail to comply with any of the terms or
provisions of this ordinance shall, upon conviction in the Municipal Court, be
fined not exceeding the sum of Five Hundred Dollars ($500. 00), or imprisonment
in the City Jail for not exceeding sixty (60) days, or by both such fine and
imprisonment in the discretion of the Municipal Judge. Each day that a violation
is permitted to exist shall constitute a separate offense.
Section 10: The Planning Director is directed to include and set out
and show upon the official zoning atlas of the City of Clearwater the foregoing
amendments as hereinabove set out.
Section 11. The provisions of this ordinance shall take effect
immediately upon its passage.
