AN ORDINANCE AMENDING THE ZONING ATLAS OF THE
CITY OF CLEARWATER, FLORIDA, 1983, AS AMENDED,
BY RECLASSIFYING AND ZONING CERTAIN PROPERTY
AS DESCRIBED HEREIN; PROVIDING FOR REPEAL OF
ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT
HEREWITH TO THE EXTENT OF SUCH CONFLICT; PRO-
VIDING FOR THE SEPARABILITY OF THE PROVISIONS
HEREOF; PROVIDING FOR PROPER NOTICE OF PRO-
POSED ENACTMENT; AND PROVIDING FOR THE EFFECTIVE
DATE OF T141S ORDINANCE.
WHEREAS, on May 19, 19B3, the City Commission of the City of
Clearwater, after proper public notice, held a public hearing on certain
proposed changes to the zoning atlas of the City of Clearwater in accordance
with procedure as established; and
WHEREAS, certain of the proposed changes and amendments to the
zoning atlas were approved by the City Commission after its evaluation of
all evidence presented at the said public hearing; and
WHEREAS, the Local Government Comprehensive Planning Act
(LGCPA) requires that all development regulations and amendments thereto
related to an adopted comprehensive plan or element thereof be reviewed
by the Local Planning Agency (LPA) for conformance with plans adopted
pursuant to the LGCPA.1 and
WHEREAS, the Pinellas County Planning Council (PCPC) has been
. designated the Local Planning Agency for Pinellas County and the PCPC
has adopted guidelines with reference to each required referral process; and
WHEREAS, this Ordinance has been referred to and considered by
the PCPC under said process;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY
COMMISSION OF THE CITY OF CLEARWATER, FLORIDA:
Sect, ion 1. The following described property in Clearwater, Florida,
is hereby classified and zoned as hereinafter indicated, and 'The Zoning
Atlas of the City of Clearwater, Florida of 198311, as amended, is amended
to indicate that fact as hereinafter set out;

Zoned PS - Professional Services District
Commence at the SW corner of South Ft. Harrison Avenue
.and Jeffords Street; thence Westerly along the South
right-of-way lira of Jefforde Street, 234 feet for P. O. B.;
thence Southerly to a point on the North right-of-sway
line of Pinellas Street, said point being 229.26 feet from
the NW corner of Pinellas Street and South Ft. Harrison
Avenue; thence Westerly along said North right-of.-way lino
to the NE corner of Reynolds Avenue and Pinellas Street;
thence Northerly along the East right-of-way line of
Reynolds Avenue to the SW corner of Reynolds Avenue
and Jeffords Street; 'thence Easterly along the South right-
of-way of Jeff ords to the P. O. B. S
AND
Begun at the SW corner of South Ft. Harrison Avenue and
Pinellas Street; thence Southerly along the West right-of-way
line of South Ft. Harrison Avenue 269.9 feet M. O. L. to the
common line between the City of Clearwater and the Town of
Belleair; thence Westerly along said common line 230 feet
M. O. L. to the center line of vacated Sheridan Avenue; thence
Northerly along said center line to the South right-of-way
line of Pinellas Street; thence Easterly along the South
right-of-way line of Pinellas Street to the P. O. B.

Lot 10, Hamilton Subdivision, according to the map or plat
thereof as recorded in Plat Book 5, page 31 of the Public
Records of Pinellas County, Florida.

Corrected Subdivision, according to the map or plat thereof
as recorded in Plat Book 3, page 65 of the Public Records
of Pinellas County, Florida.

measures contained in this ordinance are consistent and in conformance
with the City's Comprehensive Plan and individual elements thereof adopted
pursuant to the LGCPA and directs that same be forwarded to the LPA for
l their receipt and appropriate action. s

Section 4. Should any part or provision of this ordinance be declared A k by a court of competent jurisdiction to be invalid, the same shall not affect "?-: -'°•`.;
the validity of the ordinance as a whole, or any part thereof other than the

Section 5. Notice of the proposed enactment of this ordinance has
been properly advertised in a newspaper of general circulation in accordance
with Section 166.041, Florida Statutes.
Section 6. The Planning Director is directed to include and set out
and shove upon the official zoning atlas of the City of Clearwater the foregoing
amendments as hereinabove set out.
Section 7. The provisions of this ordinance shall take effect
immediately upon its passage.
