AN'ORDINANCE OF THE CITY OF CLEARWATER, FLORIDA,
AMENDING THE ZONING ATLAS OF THE CITY BY
REZONING A PORTION OF CERTAIN REAL PROPERTY
LOCATED ON THE WEST SIDE OF FAIRBURN AVENUE AT
ITS NORTHERN TERMINUS, APPROXIMATELY 200 FEET
NORTH OF ENGMAN STREET, CONSISTING OF A TRACT OF
REAL PROPERTY LYING NORTH OF LOTS 1 AND 2, BLOCK
A, FAIR BURN ADDITION, SOUTH OF STEVENSONS CREEK,
WITHIN THE CITY OF CLEARWATER, FROM PUBLIC/SEMI-
PUBLIC (P/SP) TO NEIGHBORHOOD COMMERCIAL (CN) AND
BY REZONING A PORTION THEREOF FROM AQUATIC
LAND/COASTAL (AL/C) TO NEIGHBORHOOD COMMERCIAL
(CN); PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City Commission of the City of Clearwater held a public hearing
on a proposed change to the zoning atlas of the City affecting the property described
herein prior to or at the time of first reading of this ordinance; and
WHEREAS, the proposed change to the zoning atlas was tentatively approved by
the City Commission after Its evaluation of all evidence presented at the public
hearing; and'
WHEREAS, all applicable requirements of the Local Government Comprehensive
Planning and Land Development Regulation Act relating to amendments to the
development regulations of the City have been complied with in connection with the
amendment set forth In this ordinance; and
WHEREAS, the amendment set forth in this ordinance is found to be reasonable,
proper and appropriate;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION
OF THE CITY OF CLEARWATER, FLORIDA:
Section 1. The following described property in Clearwater, Florida, Is hereby
rezoned as indicated, and the zoning atlas of the City Is amended accordingly:

City in accordance with. the foregoing amendment.

From the Southwest corner of Lot 1, Block At Fair Burn Addition, being a
subdivision according to the plat thereof, as recorded in Plat Book 12, Page
18, of the public records of Pinellas County, Florida, run Northerly along
the West line of said Lot 1, a platted distance of 251 feet to the POINT OF
BEGINNING, sold point being on the Southerly line of Stevensons Creek as
shown on said Fair Burn Addition Plat; thence continue Northerly along the
Northerly extension of said West line of Lot 1, 273 feet to a point on the
top of bank on the Southerly side of Stevensons Creek as shown on a survey
prepared by Sharold A. Langston dated 10/17/83; thence run Southeasterly
