To provide contlnuity for research, items are in agenda order although not necessarily discussed in that order. ITEM #1 - Aooroval of Minutes - None. ITEM #2 - Continued Reauests - None. I:) ITEM #3 - New Reauests a) 900 Metto Street. Clearwater. Florida: Flatiron Prooertv Coro.. Owner: John Holdsworth. C.A.M.. Reoresentative. Applicant is requiring additional time to bring the structure into compliance with the unsafe structure requirements. Section 47.1 61 City Code of Ordinances. Located at Jurgen's Addition to Clearwater, Blk 0, W 50-feet of Lot 1 In an undated letter, John Holdsworth, of Commercial Asset Management of Central Florida, Inc., indicated his company had taken over management of the 12-unit complex in February 1997. Doors and windows had been boarded to prevent further damage. He requested a time extension. Jeffrey G. Thaler said he purchased the subject property 3 weeks ago. He said a building inspector had stated the duplex only needed new windows and doors. Mr. Thaler said after he replaced the windows and doors and cleaned the property, he advised the building inspector regarding his plans to install new carpeting and a central air-conditioning system. The building inspector then issued a Stop Order because no permits had been pulled. After the building inspector verified that Arrow Air-Conditioning had pulled the proper permits, he rescinded the Stop Order and Mr. Thaler was able to continue painting the Interior. Mr. Thaler plans to fix up the building. He said he had been informed property owners can replace like items without a permit but yesterday was informed his installation of windows and doors was wrong. '.;. ..' /~ Building Construction Inspector Bill Wright distributed the Unsafe Structure Report Photo Sheet. He said the owner had not been apprised of the unsafe structure report before purchasing the property. The property is considered commercial as 12 units occupy the contiguous property. Central Permitting Assistant Director Vic Chodora said people who own their own home or live in half of a duplex are exempt from the licensing law requiring permits. Repairs on commercial properties require a licensed contractor to perform the work and bring the building up to code. It was suggested once a time limit is established, the owner can resolve details regarding the contractor and building permits , with the Central Permitting Department. Mr. Thaler said 60 days would be adequate for him to bring the property up to code. Member Corcoran moved to approve a time extension of 60 days for property at 900 Metto Street.
