The Lessee, its agents and assigns shall have the exclusive use of the leased prEmises for the duration of this lease and t.l-}e Lessee agrees to use the property in a nBnner \o.hich will not interfere with the educational programs at Palrretto Elerrentary or Clearwater Canprehensive. c. The Lessee is to provide all maintenance and upkeep of the premises and stroctures located thereon and hereby oovenants and agrees to keep and rraintain the premises in good cxm.di tion and repair during the tenn of this lease, and to exercise all reasonable diligence in ITBk.ing certain that the premises are maintained in a cxm.dition safe for hurran habitation. The Lessee is to provide 5e\..er, water and electrical service to the premises at its own expense.and shall leave said facilities at or on the premises up:m e>q?iration or tennination of this lease. d. The lessor CXJvenants and agrees to allCM the Lessee peaceful and quiet enjoyrrent of the premises during the tenn heroof. e. The Lessee further covenants that it will protect all persons entering upon said premises during the tenn of this lease and save the Lessor hannless and thereby indamify the Lessor on accotmt of the negligent acts of its enployees or on acCXJtmt of any lIDsafe CXJnditions that my exist as a result of the negiligent operation of the said housing program. 'Ihe Lessee agrees to be re51X>nsible for the safety of its cwn invitees in the case of accidental injmy. f. The Lessee further covenants and agrees to pay all bills incident to the rnaintenance of the housing program, including, but not limited to, sewer, water, and electricity. g. The Lessee further covenants and agrees not to cut or damage any existing trees on said premises and to restore said premises to its original cx:mdition up:m the expiration or temination of t.lli.s lease. h.
