There is a discrepancy between the County master plan and the City on right-of-way
for,Qld Coachman Road. City is asking for 66' right-of-way. Recommend getting with
County to find out what plans are for Old Coachman Road. City has sanitary sewer
lines planned for Old Coachman. Suggest getting with the Engineering Department to
. work, on assessment.
Keith Crawford Sidewalks are not shown on the site plan hut are still required.
Plan does not clearly identify loading zones. Questioned number of driveways shown.
Impact Statement addresses no "left turns" in or out of project.

general landscaping plan be prepared and submitted for Public Hcaringa in order to
identify screening from adjacent residential areas. Recommend that as a condition,
entrances on Sunset Point Road be "right turn" only. It is OUI' recommendation that
the south dI'ive on Belcher Road be constructed for right turns in and out only. Do
not have a problem with extra floor area (ratio) being requested.

Nick Lewis Stated concern for lack of accessibility for emergency vehicles
to the one-story retail building. On the north and on the south side of building,
a 10' wide, r~mped walkway will be provided for accessibility of emergency vehicles.
To clearly show that there is no parking. Not to be used in conjunction to'wldening
of handicapped spaces.

Cecil Henderson moved to approve the final site plan for the Beckett Lake Plaza
project based upon a finding of this Committee that the plan conforms with the
design guidelines for site plan review and subject to the following conditions:

Works Division;
