Ream Wilson Requested that he be provided with documentation on the square
footage of the structure that was previously on this site and when it was torn down.
This information is necessary to establish applicable open space fee.
Paula Harve~moved to recommend approval of the final site plan for the Wilder Office
Building based upon a finding of this Committee that the plan conforms with the'design
guidelines for site plan review subject to the following:

1. that a fire hydrant location be shown at the north entrance
2. a sidewalk be shown along Carolina Avenue and Meadow Lark Lane
3. retention area be shown to be out of the right-of-way
~. five (5) foot landscape buffer be provided between the parking spaces and
the right-of-way
5. access to the dumpster to be twelve (12) feet wide and provisions be made
~: to screen the dumpster
6. minimum of ninety-one (91) parking spaces be provided on the site plan as
required by the variance granted on October 10, 1985
7. all reference to loading spaces and the dumpster as parking spaces be
deleted from the plan
8. notations regarding parking spaces "~'1ith variance" and parking spaces
"without variance" be deleted from the plan
9. The sodded areas be identified as landscaped areas in the parking lot
(b) Approval will be subject to the following conditions being noted on the plan for
the. purposes of certification;
1. water line and meter size be revised as required by the Utilities Department
2. the required open space fees be paid prior to' approval and certification of
the final site plan
(c) Building permit to be issued within six (6) months of City Manager approval of
the final site plan and that the project be completed within two (2) years from
the,date of issuance of the initial building permit.
