The meeting was called to order by Chairman Haeseker at 9:12 AM
in the Operations Center Conference Room.

Motion was made by Ream Wilson, seconded by Nick Lewis, to
approve the minutes of the RDC meeting of April 25, 1985 as
corrected. Motion carried unanimously.
ITEM #1 - The Crest Subdivision (Coxhead/Tampa Bay Engineering)
-Located on the west side of McMullen-Booth Road, approximately
1500 feet north of Union Street

Public Works - Submitted written cOlnments outlined in
Attachment #1. Noted an easement must be provided over th.e
storm pipe and ditch along the back of Lots 9 and 10. Commented
that if a pumping station is required, such station must conform
to City standards.
Building - Noted that a demolition permit will be required if
tbe'exlsting house and horse stable are removed. (See
Attachment #2.

Utilities - Commented the developer had made the changes
requested by the Utilities Department. Noted a 15-ft. utility
easement must be provided between Lots 11 and 12 and Lots 9 and
10; and a la-ft. utility easement be provided over the water
mains up to and including ~eters and hydrants.

Planning - Commented as follows: the conservation area should be
crearly identified as part of Lot 11; dimensions should be
provided along the lot line; the larger area, which appears to
be a retention area, should be relocated out of the right-of-way
of Landmark Drive (the doveloper responded that this area is not
a retention area); ascertain that Lot 17 is a buildable lot as
it shows the location of several utility easements and a re-
tention area; ascertain that Lots 10 and 11 are buildable
inasmuch as they are on the cul-de-sac; expressed environmental
concerns regarding vegetation along the creek; and a dredge and
fill permit will be required for the ditches. Verification must
be provided that there are DER jurisdictions over certain
environmental areas on the site and that evidence must be
provided to the City.
Traffic Engineering - Delete the median island from the area
along McMullen-Booth Road that lies within the right-af-way.
Noted that sidewalks should be installed on Landmark Drive
according to City standards.
Parks.and Recreation - Submitted written comments outlined in
Attacwmeot #3. Noted the open space and recreation assessment
fees required of this project must be paid in accordance with the
annexation agreement.

Motion was made by Paula Harvey, seconded by Cecil Henderson, to
recommend approval of the revised preliminary subdivision plat
for The Crest subject to the following additional information
being prOVided on the plat:
1. That the conservation area be clearly identified as part of
Lot 11;
2. That it be clearly identified that there will be
right-of-way given for McMullen-Booth Road and Landmark
Drive; specifically, 100 feet for McMullen-Booth Road and
40 feet on Landmark Drive;

3. That all lots be shown to be platted to the center of the
roadway and, subsequently, lot dimensions be added;
4. That sidewalks be shown to be provided along Landmark
Drive and McMullen-Booth Road;
5. That conditions of approval would include the following:
a. That an easement be provided over the storm pipe and
ditch along the back of Lots 9 and 10;
b. That a lOO-ft. right-of-way be given for
McMullen-Booth Road and 40 feet of right-of-way be

AMENDMENT

Amendment to the motion was made by Cecil Henderson,seconded
by Ream Wilson, to delete the median island from the.area
along McMullen-Booth Road that lies wit~in the right-of-way
area and to add the comment that the open space and
recreation assessment fees required of this project be paid
in accordance with the agreement.
Upon vote being taken, both the amendment and the main motion
carried unanimously.
