placed along the North and West perimeter of the property.

Public Works - (Attachment #4) Need to certify compliance to original master plan for
stormwater detention, Clearing & Grubbing permit must be obtained prior ,to land alterations,
Erosion and siltation control methodo will be important to this site.
Buildin~ De?artment -(Attachment #5) Need site lighting plan and separate permits will
be required for building, parking, signs, and fences.
Traffic Engineering - Question of sidewalks. Developer advised that the sidewalks would
be completed as he understood the sidewalk had to be completed before they could get a
Certificate of Occupancy for the building they already had under construction.
Utilities Department - Mr. Henderson said they would need an easement over the water main
up to and including mete~s and hydrants. M~. Gilmore said that had been done and he would
furnish information to Mr. Henderson.
Planning Department - No comment.

Parks and Recreation - No comment. - (Attachment #6) Project is exempt from the City's
Open space assessment fees in that this requirement was satisfied at the time of annexation.
MOTION: , Paula Harvey moved to recommend approval of the Final Site Plan of Jennifer Office
~', Complex, Building 4, based on a finding of the committee that the plan conforms to design
:;': :C)guidelines for site plan review, subject to the following conditions.
1. Sidewalks be provided along u.s. 19 prior to the issuance of the Building Permit.
