Chairman Haeseker called the meeting to order at 9:03 a.m. in the Operations Center
Conference Room.
Minutes of, the regular meeting of December 27, 1984 were approved as submitted.
ITEM #1 - Sunset Oaks Apartment Complex, located on West side of Hercules Avenue,
approximately 200 feet North of Sunset Point Road.

,ITEM #2 - King Engineering Office Site, located on the Southeast corner at the
intersection of Ko~er Center Orive'and u.s. 19.
Paula Harvey stated that the Planning Department made an error in eXCluding the
infor,mation that there is also a Preliminary Subdivision Plat on this one lot.
Therefore, 'they would appreciate a review of the Plat. Chairman Haeseker granted
this request. and stated that the Preliminary Subdivision Plat and Final Site Plan

Don Meerians: Stated that the minimum size parking stall is 9xl9 and that the
applicant's stalls are l-foot short. He also stated that if applicant paves a
portion of the 40-foot easement and if some time in the future that easement
is used for some purpose and they have their module within that easement, they
may; end up with a short aisle some day. Mr. Merrians also questioned whether
or not the grass parking was permissible. This would need to be approved by
the City Engineer.

MOTION ON PRELIMrNARY SUBDIVISION PLAT:
Paula Harvey moved to approve the Preliminary Subdivision Plat of King Engineering
subject to dedication of the 40-foot right-of-way easement along u.S. 19 and that
the plat be recorded within six (6) months from the date of approval of the City
Conunission.

MOTION ON FINAL SITE PLAN:
Paula Harvey moved to recommend approval of the Final Site Plan for King
Engineering Office Site based upon the findings of this Committee that the plan
conforms with the design guidelines for site plan review subject to the following:
A. Changes to be made on the plan prior to certification:
. Parking spaces be designed to be 19-feet in length and the
plan adjusted to provide for that additional parking space
length.
. One loading space be designated on the Final site Plan.
. Adequate access be provided to the dumpster.
B.' The following be included on the plan for approval by the City Manager:
. .40-foot right-of-way easement be given along U.S. 19.
o Grass parking must be approved by the city Engineer.
. Building Permit secured within six (6) months.
. Project completed within two (2) years.

inspected and erected' according to the plans. M.l'::... B.e~bel will check on the
dollar amount and the height requirement.
Paula Harvey: Stated that the City Manager needs to write a memorandum to the
'Planning Department indicating that he would sign off on the plan rather than
,it'going ,to the City Commission for approval. Also, the plan shOUld show that
:the seating capacity is 1000. Inasmuch as the paved parking does not meet the
:re~~rements, it needs ~o be shown on the plan where the remainder of the park-
