America, Clearwater Branch, based' upon a finding of this Committee that the plan
conforms with the design guidelines for site plan review subject to the following
conditions:

Condominiums based upon a finding of this Committee that the plan conforms with the
design guidelines for site plan review subject to the following:
Sidewalk to be shown on plan or a note regarding a waiver for sidewalk for all
platted right-of-ways. including the west side of property
Water system be redesigned to meet City requirements and a 10' easement be
granted over all water mains up to and including the hydrants and meters
Dumpster location be redesigned to the front of the property meeting requirements
of the Sanitation Superintendent
Requisite recreation fees to be paid before final certification of site plan
One fire hydrant be placed as required by Fire Marshall
,Landscaping between the parking lot and Arbelia Street be placed as required by
the Code

Ed Bethel: Referenced Page 4. asked that the Building Department be consulted
since this project will be in the 100 year flood zone. Noted that a separate permit
will be required for the swimming pool. Electrical site plan is required. BUilding
Department is to be consulted on shared stairways.

anchored - must be either removable or portable. The columns supporting the canopy
