Mrs. Hncscker replied that the density had heen lessened, therefore the site plan hoo beron changed. Claude Howell - Commented he WBS concerned with the dumpster location. The dumpster pad has to have a 12 ft. clear opening on the side. John Rooks - Commented that rights-of-way are needed for Landmark and for McMullen-Booth Road. Also. he commented for the Environmental scction that a Clearing and, Grubbing permit i8 required before any land alteration. Paula Harvey - Questioned what is going to happen with the RS200 zoned parcel on the front, and if the developer was aware of any proposal to develop that property. Nick Zarra replied that it is all one ownership owned by Dick Geiger and he will not be building condos there. It will be apartments and will be renting them. That is to the beat of their knowledge. Paula Harvey suggested not to have the RS200 parcel on .the front any more and that acreage actually be included as part of the other parcel. He questioned how that could be avoided. Mr. Ruppert replied that is why they had put a stop in there~ and this solution was the least offensive. Claude Howell - Stated there should be someplace allowed for n dumpster site on the plans. John Rooks - Commented that this was Geo~ge Hunt's subdivision and nothing was ever platted or dedicated. The sanitary sewer that is shown on the plan should not be on therc, as it has nevcr been inspected. An easement is needed from George Hunt. for sewer. Also, the detention area is to be to City standards. Discussion regarding the detention area was between Mr. Rooks and Mr. Williams. .1.... Paula Harvey - Commented (1) the need to show typical landscaping and its location on the final site plan submitted for the Committee's approval I and (2) make a notation on the site plan where they are proposing to put an identification sign. ..>. Mr. Wilson stated that he had talked with Chris Cowles t and their department would like to review the landscape plansJ perhaps to recommend a substitution for something as long as their department would be maintaining the plants. Mr. Williams stated they would like to Bee what Parks Department has in stock in the Nursery Division at 'the time of landscaping. Discussion was held on the amount budgeted for the landscaping. Linda Mielke stated that nothing specifically had been budgeted. Mr. Wilson stated they have limited materials at the Nursery and may not have sufficient numbers of what would be required. Mr. Wilson stated he would prefer to have the whole thing contracted and some form of guarantee. Question (3) was regarding an irrigation system and whether to use a well or water meter. Mr. Wilson stated there had been limited success with the shallow well and have constant problems with them. If a deep well could be put in, .that would be preferable. Discussion was held regarding the costs of a deep well . vs. using City water. Mr. Williams stated they could get an alternate bid for the cost of a well and decide after receiving the bids. ,. Mr. Alexander stated that all three lots they are subdividing have accesses on public ro~ds. Parcel A is on U.S. 19, and Band C (Lots 2 and 3) are on Enterprise Road. Paula Harvey stated that ahe stands corrected, there would be no need for a variance. John Rooks stated that Public Works had no problem with this. Paula Harvey moved to recommend approval of the final site plan to the City Commission, subject to the following: A. The following changes to be made prior to the final site plan being forwarded to the City Commission: (1) That the water system be looped, as required by the Utilities Department; (2) That dumpster locations be revised and approved by the Sanitation Supt.; B.
