XeithCrawford: Need to show the sidewalk on the public right-of-way. Aleo,
Mr~ Crawford is concerned about the entrance design. There is a very long
: walkway for school children who will pass through this area. He wonders if
. the 10 foot. wide driveway can be negotiated when baCking a car out and, making
a ',45' degree t.urn. 'l'he driveway needs to be straightened out.

Paula Harvey; The plan indicates that the maximum height of the building
is 25 feet. Therefore, according to section l3l~060 (a) of the Code, the
qbUi.ldi~gs,will also have to be 25' feet apart. The retaining wall running
along ~urlew ROad cannot exceed 30 inches in height unless a variance is
obtained~ Landscaping will be required along the street side of the wall.

MOTION: ., Kei th Crawford made a. motion to deny this Revised Preliminary
Subdivisi.on Plat.
-Cecil Henderson seconded the motion.
Discussion on the motion: .The developer requested that this Committee
. ~ approve the motion inasmuch as every aspect of the plan is satisfactory
, except for ingress and egress. He feels it would be a minor change to put
the road':through to .M€M\l]"l..i..n-Booth P.oad.
. . McMul1en-
Cecil'Henderaon mentioned there is a technical issue and a political issue.
He feels.it would, be appropriate to take this to the city Commission and
letthg,m'~ecide if this is politically acceptable. Mr. Henderson stated
that technically it is not acceptable to Traffic Engineering.
Question was called for. . There were three (3) dissenting votesJ namely,
.,Paula Harvey, Don Beachler and Joseph Molnar. Inasmuch as this created a
tie, Chairman Haeseker broke the tie by voting for the motion. Therefore,
: this Revised:.preliminary Subdivision Plat was denied.
... ".
Paula Harvey stated for the record that the Planning Department supported
Traffic Engineering's desires for a Toad connection to McMullen-Booth Rond
out Mrs... Harvey voted no on the motion to deny as she felt a positive motion
'would be more appropriate.

Keith Crawfordl statod that City Ordinance requires a driveway to be
separated by five feet from the property line. Also, one of the driveways
has four-way traffic on it and this needs to be either separated, closed
. altogether "8'~,:i~ ~, or brought out on to Haven street at vacated right-of-way and
have one point of access to hath properties.
The architect stated that he saw no problem in closing the driveway and
would like to accept this option.
,
. ,
Cecil Henderson: In response to Hr. He~derson's question if the applicant
had been able to get an casement over the adjoining entranceway, Deborah
Vincent stated they had been unsuccessful in obtaining this.
"
Mr. Henderson questioned if there were any changes in the utility connections
from the original Site Plan which this Committee approved. The architect
stated there was a 2t1 water line serving the Winn-Pixie property that ran
diagonally across this site. This did not show on the survey that was fur-
nished. Therefore, they agreed to make that a dry line and the City will
serve from the east instead of the west. This change generated a change
in the location of the water meter. The service line for this building will
come in from ProSf~ct Avenue.
Joseph 'Molnar: In response to the architect's question if the fire hydrant
will need to be relocated if tho driveway entrance is closed, Marshal Molnar
stated the hydrant would have to be relocated and the new location will need
to be noted on the plan.
