'Item #1 - Houle seven-unit condominium; Located on Island Estates, Dolphin Point.
Houle Industries, Inc.
preliminary Site Plan:
: non Meerians: He stated that the plans were excellent and that he had no further
comments.
Roy' Ayres: He advised the applicant to obtain'a variance from the appropriate
board on the.toilet facilities near the pool on the ground level, as well as on
. the "lO. spacing from the seawall to the pool. Further, the applicant was in-
structed 'tore-submit piling design to ~tr. Nicholson in the En9ineering Division;
.also, that a variance should be obtained for the storage rooms on the ground
floor. If preliminary site plan approval is granted, it would be with the
understanding that the sign meets the Sign Code.
There was also a discussion regarding the sidewalks. The architect stated that
.all of.the sidewalks are right on the property line. In connection with this,
Mi." Henderson advised' the architect that steps should be taken to protect the
, property monumentations; otherwise it would cost the owner additional money in
the future.
John Russell arrived at 10:10 a.m. to represent the Energy Office.
.Cecil Henderson: Mr. Henderson said he was speaking for Engineering, Water'
'Quality'and Land Resource. He presented written comments to the architect and
secretary and read these comments to the board. These comments are attached.

John Russell: The swimming pool will have a direct west/northwest exposure to
prevailing winds. It is recommended that some type of low wind brcakwall along
the north edge of the patio area northwest of the pool be erected. Otherwise,
the cooling effect of tho wind blowing across the surface of the pool will be
virtually insurmountable if the pool is heated by solar, heat pump or any other
source.
Regarding the outside lighting, it was recommended that consideration be given
to metal halide lighting or high pressure sodium type lighting.
I'
George BuhmeyE!!.:
Oavid Healey: Mr. Healey suggested that either parking space #4 or #12 be
eliminated inasmuch as there is an extra space. The architect responded that
the owner docs not feel that there are sufficient spaces; therefore, he is
reluctant to delete a space.
A question was raised concerning the height and width of the sign. Mr. Bosworth
said that it was within the limits. He will, . however, discuss it 'with the Sign
Inspector.
I, .
The height of the fence at the north property line was questioned. The architect
informed the Conunittee that this should actually read 2'4". The prints were
corrected accordingly.

Mr. Healeyquesti.oned the position of the sidewalk. Mr. Bosworth explained that
the right-of-way is standard size but the road width was effected by a large
tree in the center of the CUl-de-sac. The sidewalk is in line with the existing sidewalk
and this portion will complete the sidewalk for the cul-de-sac.

.Under the project tabUlations, Mr. Healey stated that the maximum building
height permitted is four (4) stories and 40'. Under the provided column, the
maximum height would have to be 40'. Also, the figure under density in the per-
mitted column needs to be corrected to 20 per net acre.

Paul Rettig: He questioned how the trash would be transported to the truck.
The architect said it would be rolled out of the trash room through the double
doors to the street for pickup_ Marshal Buhmeyer asked who would do this, and
the architect said a maintenance company will handle it.
