Preliminary Site Plan -Agreement to Annex
Ream Wilson ~ Noted parkland dedication requirement and suggested cash contribution
due to small size of parcel. This will be addressed at time of annexation.
Mr. Wilson desires copy of Agreement to Annex when this is accomplished.

Bilt Tripp. Sidewalks should be noted on the plan and handicapped parking
facilities should be properly identified on the plan and necessary signage im-
plemented.
Paula Harvey - Stated Land Use Plan identifies property as Medium Density. Owner
of subject property is also owner of property to the west and south and will be
requesting annexation and zoning for all of the parcels he owns and applying for
PS zoning category on the Land Use Plan. Suggested one (1) parking space be
deleted and indicBted problems with parking alignment. Suggested rearrangement
of parking and provision for more interior landscaping.
GeorRe Buhme~er - Stated fire hydrant will be required for the site and'a main re-
quired at access point coming off Sunset Point Road. These should be noted on the
p lan.

Don Meerians - Questioned awkward access from Sunset Point Road and Mr. Boyle re-
plied that inasmuch as the sewer line runs through the back of the property, they
did not wish to pave over it. Entrance drive from Sunset Point Road was requested
, to be widened to 30 feet and additional area pavod to the drive-in windows. Concern
was expressed re awkward dual left eurns and maneuverability. If one point of
acce~s, two-way drive would work better. This situation needs to be resolved.

Item #3 ~ Chateaux de Ville. Inc. (Located on S side of Nursery Rd.

Me. Harvey moved to approve Chateaux de Ville I' Inc. as a multi- family project.
Motion was seconded by Mr. Tripp and carried unanimously. Concerns were ad-
dressed following October 22nd ROC meeting.
Item #4 - Artist~in~Residence ~ Discussion only
Chairman Haeseker and Ream Wilson had conducted a tour for proposed site and recom~
mended the library site at Countryside for the artistic display.
Ms. Harvey moved that the Artist~in-Residence display be located at the new library
site at Countryside. Motion was seconded by Mr. Wilson and carried. Mr. Henderson
voted "nay."

minor plan changes.requested by developers. Such changes necessitate contact with
other departments. consume considerable staff time and involve additional corres.
pondence. It is felt appropriate to forward to the City Commission request that a
fee schedule be set up concerning any changes requested.

Cecil Henderson ~ Commented if changes are initiated by the developer, fee should
be required. If it needs to be referred to the Committee (major plan change), it
should be treated as a new submission and full fee charged. Suggested minor re-
visions could have escalating scale; i. e., $25 for first change; $50 for second, etc.
Further suggested Planning Department develop final guidelines and bring these to
the Committee for approval.
