1. Stormwater detention system is adequate; but will be reviewed carefully when
construction plans BrC submitted.
2. Sanitary sewer service is provided by Marshall Street Plant. and there are no
problems.
3. Required easements are for detention area and sanitary and storm sewer
traversing more than one property.
4. Proposed Wag's Restaurant is shown over the 15" existing storm sewer.

Land Resources & Water Quality Comments
1. Our office is very supportive of this type of redevelopment of existing off-
street parking lots. This proposal will significantly add both beauty and
functional greenspace to the existing shopping center.
2.' Shrubbery and sod in parking lots are very difficult to keep healthy unless
irrigation is supplied. Retention pond water or shallow well is recommended
over City water for this purpose.
3. Shrubs should be minimum 2~-3 feet from edge of vertical curb to allow for
car bumpers.
~4. When constructing planter :islands, all existing limerock and asphalt should
be removed to allow the addition of topsoil.
5.Three copies of the final landscape plan are needed for submission to the
. Building Department when applying for permits.

1. Parking requirements have been fulfilled. There are 391 parking spaces, not
including those for Wag's Restaurant and Ace Auto Parts.
2. Turner Street and Keystone Avenue accesses need concrete buffers.

Gulf-to-Bay and Duncan and Gulf-to-Bay.
4. Four-foot sidewalks should be shown on the north side of Turner Street ending
at the spruce tree.

according to State Ordinance. It must be 30 feet instead of 24 feet at Wagts.
MOTION: Paula Harvey moved approval of the Gulf-to-Bay Shopping Plnza Subdivision
Plat Aubject to the following conditions and changes:
1. Separate piece of paper must be submitted to the Planning Board for approval
showing lot lines, easements and rights-of-way.
2. Private sanitary and storm sewer easements. ,

Boulevard, just west of Bayview Avenue. Revised Preliminary Site Plan.
'Paula Harvey:
1. Needed clarification: Is the restaurant site to be considered on its own or
in conjunction with the motel? Mr. A. Menna stated that it was in conjunction
with the motel.
2. As p~rking calculations are based on square footage and employee parking,
committee would want to know how parking figures were calculated.
3. This is a revised plan: The certified plan on file is for the motel.
4. Square' footage of restaurant and;height was requested. Mr. A. Menna replied
that the"sq'uare rootage was 5200 ft. and the height was 10 ft.
5. Parking area on the North side abuts aress zoned crp-24 and -28. Therefore,
a 3-ft. landscape buffer is required.

is the large heat build-up over the unshaded asphalt pavement. Correct place-
ment of shade trees would increase customer appeal, save energy needed to cool
the building) leasen noise pollution, reduce the impact of hot air rising
from exposed aBphalt~ and provide natural pollution control "devices" near to
a heavily traveled highway.
2. In meeting the intent of our off-street parking lot interior greenspace
requirement, ~e would like to see two planter islands placed so as to provide
user relief from the large "airport t"unway"'design of the parking areas.
Perhaps the detention area could be worked into such a design.
