Mr. Henderson then noted that regulations force the developer tnto a mirror
of what exists in the City.

Mr. Henderson read the fol lowing Items:

the East Treatment Plant.
2. Single-family residences, within 450 feet of an oxJstlng sewer main,
are perml tted.
,3. Commercial projects, up to 4 units, within 450 feet of an existing
sewer main, are permitted.

Mr. ~~nderson then made a motion that the sIte plan be approved with the fol- '
lowing requirements to be made as a coocltion of approval:
Subject to water matn being shown on site plan.

S~bJect to all beautification requirements being met.
SupJect to right-of-way being dedicated ,to City to Gulf-to-8ay and Hampton
Square as required by Engineering Department, with the stfpulatlon that

Discussion ensued regarding water lines.

Mr., Henderson, ,recommended that the Reaource Development Committee change its
guidelines to avoid having an' incomplete application in several successive
" R.D~C. meetings. He"suggested that any application be heard at the first available
,hearing, but ,if corrections or additions are r~quired by the various departments, that
,the, applicat ion nbt be. heard, again by the connni ttee until the applicant has,
made ,a serious effort to complete the requirements. Recognizing that all requirements
cannot be resolved, if disagreements occur, the 'Committee would reschedule and hear

Mr. Henderson commented that sewDge should go to Marshal street, and if not,
he wIl'l get wIth the four men regarding correction.
Mr. RettIg made a motion to approve the Impact Statement, subject to addition
of the items discussed. t~tton was seconded by t~r. Kenton and carried.
Mr. Rettig noted that the cul-de-sac radius only has 30 feet, and should be
more in order that we \'IOU I d have I ngress and egress for garbage trucks to drl ve
around. the curve, rather than having to back up~ He was assured that this
would be correeted to allow sufficient space for the garbage trucks.
M~. 8uhmeyer advIsed that hydrant should be located on the curve.
Mr. Healey asked If we wanted to encourage a private street. Mr. lIey Informed
him, that he had been assured by 8111 Sheppard that this was al I right. Mr.
Healey felt that it was not up to any Individual on the staff to make that'
determInation. Several considerations should be ~ade and decided by the
