Public hearing was held at 1:30 PM prior to the regular meeting te application fat
annexation snd zoning.
Tapes of public hearing are on file in Planning Dept.
Prior to the meeting, Douglas Wagner, Zoning Analyst in the Planning Department, was
introduced to members of the Planning and Zoning Board.
On motion by Mr.,Schutzendorf, seconded by Mr. Reade, minutes of February 19, 1974 were
spproved as written.
Planning and Zoning Board recommended as follows:
Annexation & 7.oning:
1. Lot 4, Block 5, Highland Pines Sub., together with abutting streets (Marland)
Request: 'RS-50, Single Family
MOtion was-made by Mr. Reade, seconded by Mrs. Phifer, to recommend approval of above
request. Motion carried unanimously. Zoning requested is in conformance with the
Comprehensive Plan, lot and building standards in the ares.

Motion was made by Mr. Butler, seconded by Mr. Cummings, to recommend approval of
i (A)~ and (D) above and that 2 (C) be denied and, in lieu thereof, upproximate1y
220 ft. east of DeIcher Road on Sharkey Road and running north to N. E. Coachman Rd.
be zoned PS, Professional Services; the remainder of 2 (C) above be zoned ISP, Insti-
tutional Semi-Public, subject to the requirements of the Engineering Department relative
to road dedications and easements. ~Ir. Reade made an amendment to ~Qtbn that covenant
be attached limiting the hei~ht of any building in that area to 3 stories. Amendment died
for lack of a second. Original motion carried. (8 ,to 1) Regarding 2 (A) and (D)
above, request is within the intent of the Comprehensive Plan, and zoning is in con-
for.mance with proposed usage. Concerning 2 (C), recommendation recognizes that this
zoning is key to futuve p~obab1e uses at SE corner of N. E. eoachman and Belcher Roads

indicates these areas should not include an unrestricted business bu t should be
limited or controlled in their future u88ge to protect the character of the area now
,and in the future. Traffic and access needs may be referred to the Traffic Engineer.
