zoning.

Motion carried unanimously. Zoning tOequcsted is not in conformance with the Comprehensive
Plan Which designates medium densicy residential. The property is surrounded by single
family usage snd the establishment of business usage would set a precedent for business
strip, relinquishing residential development potential in any expanded housing program.
The recommendation recognizes future new housing potential on the east side of Myrtle Ave.
Usage requested has other alternative business sites available, i. c., on Garden and Ft.

and, in lieu th~reof, recommend RMU, Mobile Home Park, with a further suggestion to' the
City Commif:sion that the applicant be asked to petition or agree to dlanging the zoning of
the rest of Bayview Trailer Park. Motion carried unanimously. Although the plan shows this
to be open space, the Planning staff interprets this conservation and open space to include
properties south of CR 31. Thus, the property is considered to be in a "use" area. This
is part of 0 Mobile Home Park existing prior to Mobile llome Park zoning and is a legal
non~conforming use. ReconIDlended zoning recognizes present use and total park rezoning.
