Bergmann, Planning Director *Conference/Vacation Public hearing was held at 1:30 PM prior to the regular meeting re application for annexation and zoning. Tapes of hearing are on file in Plonning Dept. Planning and Zoning Board recommended as follows: Annexation & Zoning: 1. (A) W 1/2 of N 1/2 of SE 1/4 of NE 1/4, Sec. 1-29-15, together with abutting streets (Calhoun) I (B) S 1/2 of SE 1/4 of NE 1/4, Sec. 1-29-15, together with abutting streets (Calhoun) (C) E 1/2 of SW 1/4 of NE 1/4, Sec. 1-29-15, together with ab~ tUng 8 tree ts (Center) Request~ RM 10, Single Family-Duplcx-Aparbment Motion was 'made by Mr. Mylander, seconded by Mr. Reade, to recommend denial of RM 10 ~d, in lieu thereof, recommend RPD as agreed to by the applicants at the public bearing, with a maximum density of 10 units per acre; and, further, with the pro- vision that an additional 7 ft. be dedicated for a right of way for Montclair Road; 10 ft., drainage and utility easement around the perimeter of the property; that a $40,000 contribution to the Park Program be given to the City in lieu of a planned public park dedication; and, further, that the preliminary site plan, as presented, be revised to allow for the protection of the trees in this development and, parti- cularly, the southeast corner subject to the recommendation of the City Forester. The 'reason for denial of the,RM 10 was because of the substantial non. conformance of the site plan submitted which showed approximately 34 units of more than 8 houses . in a group and only 20 units of 6 houses in a group; the requirement of the RM 10 classification being for a maximum of only 6 houses in a group. Motion carried ,unanimously. Zoning requested conforms to.density provided in the Comprehensive Plan. Revised zone classification request provides plan review and reasonable increase in the number of units in separate buildings. Recommendation is based upon preliminary plan required and submitted for RPD, Residential Planned Development zoning. RDP recom- mendation recognizes such zoning is more restrictive than RM 10 and, if accepted, would provide base for final plan which would reflect satisfactory compliance with open space and conservation of tree areas determined by City Forester and City Com~ mission' action.
