Public hearing was held at 1: 30 Pl-t prior to the regular meeting ro application for
annexation and zoning ll.nd zoning to be cstablished '19 advertised.

Vice Chairman Mylnnder presided Dt the meeting.
Minutes of August 1 and 8, 1972 were approved as written on motion by Mr. Schutzandorf,
seconded by ~r. Reade.
Planning and Zoning Board reconwended as follows:
Annexation and Zonin~:
Begin 110 ft. W of the NE corner of NE 1/4 of SE 1/4, Sec. 19-29-16, thence
run S 671.39 ft., W 249.89 ft., S 155.91 ft., E 2j0.08 ft., S 30 ft.t W 1004.64 ft.,
N 856.25 ft., E 1009.47 fto to P.D.ll. (Weber et a1)
Request: CGt General Business
Motion was made by Mr. Dutler, seconded by Mrs. Phifer, to rec~rnmend approval of above
request subject to the following covenant control: (1) two (2) story 'height :imitation
on motels; (2) two (2) story height limitation on office park area with one (1) story
in park area where it abuts west property line; (3) beautification on west property
line; (4) 40 ft. dedicated right of way along us 19 frontage; (5) additional 5 ft.
drainage and utility easement on north; (6) 10 ft. drainage and utility easement on
'~est; (7) 10 ft. drainage Bnd utility easement on south; (8) use of 6-acre site to
north for motel, office plus supplementary service commercial on the remaining 13 acres
as agreed to by the applicant. Motion carried unanimously. Comprehensive Plan
indicates multiple family and business. Applicants' plan provides mixture w_ motel and
general'officea on the site. Usage proposed would provide upgrading of zone usage and
provide development compatible to uses it would abut. Controls committed to would
provide desirable setbacks, "park-like" frontage, right-of-way dedication and arrange:"
ment for proper accesses.

Estates First Addition. Motion carried unanimously. (RS 50 zoning for platted lots
south of Greenlea Drive and,RS 75 zoning for platted lots north of Grccnlea Drive.)
