Planning and Zoning Board recommended as follows:

Request: RPD, Residential Planned Development
Motion was made by Mr. Mylander, seconded by Mr. Reade, to recommend denial of above
request and, in lieu thereof, recommencJ RS 50, Single Family. Motion carried unanimously.
Request is in conformance with the Comprehensive Plan, yet not purely Single Family in
character. ,Single Family use exists throughout the Brea and lower density zoning would
permit reasonable use of land and add minimum load on City sewers and collector streets.
,The community services and parks available in this area should encourage a market for
Single Family homes.

Motion was ,made by Hr. Mylander, seconded by Nr. Butler, to reconunend denial of above'
request and, in lieu thereof, recommend RS 75, Single Family. Motion carried unanimously.
(Applicant's representative agreed to change to RS 75.) Zoning request, if granted, would
be a spot zone unrelated to all properties surrounding as Single Family zoned and used.
Property could not meet minimum requirements for additional units.
3. Lots 7 and 8, Block Q, Drooklawn Sub., together with abutting streets (Adro, Inc.)
Request: RM 34, Multi-family
Motion was made by Nr. Butler, Seconded by Hr. Cummings" to recoImllcnd approval of above
request nnd, as was suggested in earlier ordinance change, zoning should not penecratc
any further west (Evergreen). ~fution carried unanimously. Request is within maximum
limitation of density of the Cqmprehensive Plnn. Area to the north and east was
developed und:r less restrictive apartment zoning. This zoning would be compatible, yet
more restrict1ve in the areB.
