Motion carried unanimously. Property is presently partially used residential but pre-
dcminantly vacant. Occupancy of this one-half block for business and warehouse purpose
would cause undue increase of additional truck traffic on Tioga and would affect the
, living environment of properties on the south side of Hoodlawn, the resident on the north-
west. corner of Tioga and Woodla\l1Il and the resident properties on the west side of ~~ashing-
ton. ',\ This area is still in need of housing and it is desirable to hold the line on ex-
pansion of business area through such encroachment.
Motion wns made by Mr. Hylander~ seconded by Hr. Butler~ to reconnnend denial of (2). above
and, in lieu thereof recommend R-4A on ~le basis of reduced density. Motion carried
unanimously. Use should be restricted to apartments only. Density of zone requested is
questionable with regard to overall policy for density control and is not consistent with
recent zoning actions in the area although it is recognized that requested deilsities are
not the same. Density would, necessitate increased right of way, street improvements
and, ,possible acceleration of Ci ty sewer expansion program.
