Public hearing was held at 1:30 PM prior to the rogular meeting for the purpose of
considering items to be included in nn Ordinance amending the City Zoning Laws
followed by public hearing re application for anncxation and zoning.

Street for an additional curb cut on Rogers; and that the 10,000 sq.ft. lot area re-
quirement for PRS be waived in this instance~ Discussion ensued concerning setback
requirements and the future widening of Highland Avenue. Motion carried unanimously.
Proper~ is located adjacent to excessive'traffic and noise generators and is thus un-
suitable for residential occupancy. Property has access to Rogers Street permitting
suitable access to planned parking area, limiting additional congestion on Highland.
Anticipated use of building indicates no change to character of residential structure.,

and a covenant to prohibit service station usage. Motion carried unanimously. Zoning
requested is in conformance with zoning nnd use established in the County prior to
annexation request. Covenant recommcndnd acknowledges unfortunate ?oning and building
potential prior to request and should lessen commcrcial development on the site.
Motion was made by Mr. Morrif\ seconded by Nr. Schutzendorf~ to reconunend approval of (3)
above. Motion carried unanimously. Zoning requested is "in conformance with usage,
lot and building standards of area.
Motion was made by Mr. Spier, seconded by Mr. Morris, to recommend denial of (4) above.
Motion carried unanimously. Request does not conform to Comprehensive Plan and further
density development is not compatible with existing estate development to the south.
Previous multi-family zoning was accepted as buffer to business usage to west; continued
buffer for this purpose is not necessary.

Salls' Lake Park plat (1st Addition) was discussed. Motion was made by Mr. Mylander"
seconded by Mt". Schutzendorf, to table this item until the Board is f-urnished with an '.
