request conforms to the Comprehensive l'llln. Established use would continue under higher
restriction of this zone. Future similnr unes may be permitted as special exception.
Zoning recommendation favors upgrading or dcvelopment on eust: side of Belchor Road.
Motion was made by Mr. Reade, seconded by Nr. Uutler., to rcconuncnd approval of (4) abovca

Comprehensive Land Use Plan. Present usage in proximity to area is industrial with
sufficient means of access and egress.

Messrs. Butler and Schutzendorf voted "no." Hr. Morris abstained. Chairman Kruse voted
IIno" and broke the tie. Motion defeated. Hotion was made by Hr. Butler, seconded by
Mr. Schutzcndorf, to recommend denial of (5) above and in lieu thereof recommend PRS,
Professional and Related Services. 'Hr. Reade voted Bno',' and Mr. Morris abstained. Hotion
carried. Comprehensive Plan indicates break point between business and medium density
residential. Professional and Related Services would provide transitlonal use compatible
to residential land use established to north and west along Harn Blvd. Principal use
,indicated by the applicant includes professional office usage. IIarn Blvd. should have
different character from that of u. S~ 19 as entrance to Morningside residential area.
Graater setbaclt of PRS zone tl70uld 'enhance Ham Blvd. Such usage would provide environ-
ment for continued apartment development.
Plat presented by George McCullough for PUD-R was reviewed. Property is on east side of
Bayahore' on Old Tampa Bay, direct:ly east of DelOra Heights. (Bayshore Apts.)

the Planning and Zoning Board that the Planning Department Staff look into t:he rezoning
in accordance with the land use on the north side of Harn Blvd. Motion carried unani-
mous ly .
Motion was made by Mr. Butler, seconded by Mr. Mylander, to recommend approval of (6)
above, subject to and condition upon the City obtaining a dedicated 80 ft. right of way
for Old Coachman'Rd. Motion carried unanimously. Zoning requested provides desired
continuation of low ~ensity development in this area.
Motion was made by Mr. Mylander, seconded by Mr. Reade, to recommand approval of (7)
above, subject to access both to the north and to the east. Motion carried unanimously.
County zoning permitted construction to be started on subject property for business
occupancy prior to City application. Property to west has similar land use zoning
8i tuation. ci'ty annexation will provide at least assurance of proper sewer and ocher
needed services. (Board action provides reasonable acceptance of the proposed develop-
ment but does not type such usage as proper, or needed, nor good planning or zoning and
would ~ encourage further extension of business strip zoning on Sunset Point Road.)
