Vice Chairman Mylandcr voted "aye" and motion carried. County zoning pcr~dttcd construction to be started on subject property for business occupancy prior to City application and property to the cast has similar land use ~oning situation. City annexation will provide at l~nst assurance of proper sewer and other needed services. (Doard action providell reasonable acceptance of the proposed development but does not type such usage as proper, or needed, nor good planning or zoning and would not encourage further extension of business strip zoning on Sunset Point Road.) Motion was made by Mr. Morris, seconded by Mr. Reade, to recommend denial of (4) above and in lieu thereof recommend R-lC as agreed upon by the applicant at the public hearing. Motion carried unanimously. Zoning classification recommended is in conformance with platting and building within the immediate area. Rezoning: Begin at the intersection of N line of Govt. Lot 1, Section '30-29-15, and the l~ R/W line of S.R. 669 (Gulf Blvd.), run southwesferly along the W line of Gulf Blvd. 1135.00 ft., thence W 238 ft. to the waters of the Gulf 0 Mexico, then along said waters to the N line of Govt. Lot 1, thence E 406.74 ft. to the P.O.B~ (Thacher et a1) From B (Business) to RM (Multi-family with Limited Dusiness) Motion was made by Mr. Butler, seconded by ~lr. Reade, to recommend approval of above. Mr. Morris voted "no." Motion carried. Rezoning to RM restricts the extent of the business usage and thus upgrades character of the area. Classification permits an over- all acceptable 'density and within the total length of parcel permits a portion of tract; to develop with lower density and height without restricting total tract development. Additional requirements of waterfront setbacks and parking, and parking beautification provide adequate controls to assure quality development. Motion was made by Mr. Schutzendorf, seconded by Mr. Reade; to'recommend approval of Wood Valley Master Plan. Motion carried unanimously. (Engineering Dept, is presently working with the developer on the first ,unit and the 632 subdivision contract wi.ll follow.) Kapok Tree Trailer Park (Rewiski) was tabled until we are fu~ished with surveyor's plat.
