adequate sites for the proposed use in existing zones in proximity to the area. Other
compatible uses and ~oning may be more appropriate to -the location. Also, uses in the re~
qur;sted zone would increase traffic in an area already congested.

Motion was made by Mr. Reade, seconded by Mr. Schutzendorf, to recommend approval of above
request, subject to required rights'of way for Union and Montclair. Motion carried
unanimously. Development is within the intent ~f the Comprehensive Plan and the project
plan peomits lower density pa~tern, an ownership character, divided generation of traffic,
and open space as public park area~ The plan upgrades existing zoning and should be a
nucleus for holding density on other properties.
Concurrent with the recommendation of approval of the rezoning request, motion was also
made and seconded to recommenc approval of the proposed PUD-R plan for the tract described
in Item U13, the material presented to be accepted to satisfy the requirement for a final
plan approval. Motion carried unanimously.
