' Minutes of Febru~ry 3, 1970 were approved as written on motion by Mr. Reade, seconded by Mr. Harries. Mr. Wolle was Acting Director in Mr. Bergmann's absence. MOtion was made by Mr. Harries, seconded by Mr. Morris, to recommend approval of (1) (A), '(B), (C) and (D) above. MOtion carried unanimously. Zoning request conforms to land use. Reade, seconded by Mr. Morris, that the request for (4) above be denied and that the , ,aoa1:d recommend 'that the property be zoned R-IC, Single Fomily. Vote WaR 3 .. 3. I, Chairman Kruse voted" no" and motion ~DS defeated. . After further discussion, motion was mode by Mr. Mylander, seconded by Mr. Reade, that the request for (4) above be approved wi th a. height limitation of one (1) story and a 'ten ft. easement for utilities and drainage on the cast, north and west side of the parcel. Motion carried. (Plan would be altered to provide setbacks and parking requirement of R-3(LD) zone.) Plan and structures provide low density development and is compatible at its peri~hery with existing structures. Nature of the development indicates low traffic generation midway between U. S. 19 and Belcher Rd. MOtion was made b~ Mr. Reade, seconded by Mr. Harries, to recommend denial of (5) (A) above and, in lieu thereof, the Board reconunend that the Highland Avenue frontage be zoned R-2, Duplex, and that the Braund Street frontage be zoned R-1D, Single Family. Vote was 3 - 3. Chairman Kruse voted "aye" and motion carried. Braund Avenue is developed with Single Pamily homes on full strip,: and tile church area does not substantially devalue this parcel for future Single Family usage. Some additional density of residential usage is justified inasmuch as parcel fronts Highland Avenue and adjoins in a PRS zone which has potential access and ~raffic activity. MOtion was .made by Mr. Reade, seconded by Mr. Mylander, to recommend appr~val of (5) (B) above. MOtion carried unanimously. Zoning request conforms to that wit~ a majority of surrounding'properties. ~ti.on was made by Mr. Spier, seconded by Mr. Reade, to reconunend approval of (6) above. '~tion carried unanimously.
