right-of-way, Block 9, Pine Crest Sub (GENERAL LOCATION: N/E
cC?.rner Nyrtle Ave. and Eldridge Streot) -
The Board revicHed.the application with study of land use and zon-
ing of surrounding properties. A first motion for approval of the re-
quest was withdrawn after recommendation of the Department was offered
for disapproval. Hr. Bergmann made reference to reasons for prior dis-
....
approval of change to f'B" zoning (Salvage application) for lots in the
north section of this same block, on the south side of Seminole Street.
He pointed out that there was a surplus of Businc~s zoning in the area
and raised the question of possibly initiation other r~zoninB along
Myrtle to correspond to the existing lane use. He further noted, however,
that consideration of an area re~oninB should be hcJ.d in abeyance pend-
ing submission of a revised communi1:y plan Hhich the City hoped to have
compl~ted under' the 701 program VIi thin 9 or 10 months.
The Board voted to recommend denial of subject reQuest fo!, chanl?,e to

seconded by'Mr. Butler, ~he Board voted to recommend approval of annexa-
tion request for R-q, Multi-family, zoning for acreage tract (proposed

It was also recommended that

above tract and lots be'designated as Fire Distri9t No.2. Such zoning
recommendatioI1 Has based on the follmTinr, considerations: .
R,_ll zoning is the most .restrictive classification permitting
the church use intended and site conforms to minimum acreage
requirement. . The attorney, representins the appJicant, had
stated. that a cammi tmcnt for church use only' .would be made to
~he City Commission.
:'
Recornmended zoning for ~he parsonage lots is in conformance
to the use intended and' higher restrictive than existing
Coun~y zoning. .
It was noted that Nursery Road one-half right-of-way'of record on plat.
is 33 ft.; one-half right-of-way on .acreage upon annexation should be
j.
50 ft.; further that South Haven Drive is standard subdivision 60 ft.

tion of a standard city paved street).
Item #1 Kamenskv
.
After review of the application, and an evaluation of the evidence
presented at the Board' s public hear.ing, it was the general opinion of
the Board that it did not want a mobile home park in that area (even
\o1i th the combination usage proposed). There Has a discussion. .of Ar;end~
7tem D. 1. 9(under Chairman's Items) concerning the City Commission's de-
sire to hold mobile home or trailer park approvals pending ordinance
updating.
Upon motion by Mr. Nylander, seconded by Mr. ~eade, the Board

"'-""~
~oted to recommend disapproval of annexation request for R_l~, Multi-
Family, and MH, Mobile Home Park, zoning for parcel as legally de-
scribed in Item #1 of Notice of Public Hearing for June lO/69.
.Such recommendation was based on the following considerations:
The requested zoninB. if granted. would lower home values in the
abutting single family, subdivision and retard future building
.in the subdivision.
~ .
.Such zoning vlould have a detrimental effect on the future potcn-
.tial residential character of the immediate area.
A mobile home park iri this location would set the trend toward
mobile horee parks only--and not only may retard the market for
single family subdividingt but may totally eliminate it. .
