Present were Members Mylandcr, Reade, Morris, Butler, Iley, Galloway and Schutzendorf, Mr. Rettig of the Eneineerine Department, and Mr. Wolle. . Chairman Kruse' \.Jelcomed Mr. Gilbert 'Schutzendorf, who was ap- pointed to the Board by the cor.unission on Hay 20 to fill the vacancy created by the resignation of Mr. Daryl Swan, and expressed his pleasure in having him serve with the Board. For the information of this new member, the Chairman eave a brief resume of this Board's organization and history since its inception in 1955 as the Planning Board. Mr. Kruse explained' the duties and responsibilities of the Board and its operations with four standing Committees: Zoning, SUbdivision, Housing, and Public Relations.' , The Chairman appointed Mr. Schutzendorf to ~he Subdivision Commit- tee to serve with Mr. Reade, Chairman, Mr. .Iley, and'Mr. Harries, wi~h Mr. Butler to continue to serve as an interim member during the absence of Mr. Harries. The Chairman also appointed Mr. Morris to the Zoning Committee. The Board concurred wi th the Planrier's opinion that this was debatable at this time, and if so, to what detrac. It was felt that the question would require special study of present and future "Btlsinessll type zoning classifications. "On properties abutting a ri~ht-of-l"'ay of less than 60 feet the setback shall be n minimum of 50 feet from the center line or 20 feet from the front property line.whichever is the g~eater." ., ....... Note was made by the Chairman of favorable comment by the. architects .regardine the "Bulk Plane" concept as contained in the second para2raph of their letter of May 2/68. The Planner verbally proposed a chan~e from nreviouslv aDnt'ovp-d recommendation ror 50% Haximum Lot Cdverap.e for. R-ll ^L B, and C classifi- cations so as to T'estrict the R-4 A to 30%, the R-4 B to 40% and the R-4 C to 50%. Board discussion showed a diverrence of opinion concern- ing this new proposal. Mr. Morris cxpres~cd doubt that the 30% in R-4 A . is a large enough percentage and Mr. Galloway expressed the opinion that the Bulk Plane proposal accomplishes what ~he Hoa~d is trying to do and \ ' ''''<JIJ thought a 30% restriction !,o./ould, on a tract like the Belvedere Apartment site, penalize a builder. Thc.Board in their discussion .recognized the immediate need for specific studies to be undertaken by the State' Road Department. Such studies tyould determine ways to meet. the future traffic condition at the intersection, as well as proper .~cc~ss to the proposed abutting commercial develo~ments.
