The rBar portion of Lot 3 (175' extending th~ough to NE

divided ownership of Lot 3 was discussed but was not resolved,

Lot frontage to a depth of 150. on Drew St. was presently

expanded business depth. as in the event of a divided lot
owne~ship,a anlit zoning for tha northern portion of the an-
nexation parcel would not provide a practical use. Property
fronted into a split C-2 and C-3 County zoning to the south
along Drew. Property immediately to the east of a service

Mr. Wolle explained the requested rezoning in relation to planned
changes in original proposed platting and certain rights-of-way from
that of the previously approved subdivision master plan. It was
learned plan was to include extension of community club and recrea-
tional center (for R-M zone) and extension of residential platting up
to the boundary of the Flaa Power easement~ With other information,
of the two areas having frontage on US 19, for which Business zoning
was being requested, one was for a Thayer Motors site (Area #4) and
the other a service station site (Area #5).

Upon inquiry of the Chairman as to whethep applicant h~d con-
sidered PKB zoning for these latter two areas, Mr. Wolle advised that
he had consulted wi th ~1r. Blackburn at one time as to PKB zoning but
was told that this would restrict prospective occupants as to busi-
ness use setback. Mr~ Wolle expressed the opinion that PKB zoning
would be difficult to obtain, particularly in view of the mixed
character of uses in the highway strip to the south (Mobile Home, ser-
vice station, etc.). Board opinion was that PKB zoning should be rec-
ommended in that, some of the uses to ~he south CQuld be deemed tem-
