Of BELLl-~AIR BLVD., WEST OF MJ?SOURI AVE. -' REPORT 6r COMMITTE~ -' , , The Pl~nner presented petition for annexation da~ed Nov. 12/65 (copy) containing request for HB, Heavy Business, zoning. Property was generally described as located south of 'the County R-4 subdivi- sion strip on the south side of Belleair Blvd. and to the west of the City National Bank site (City PRS zone). Land use and zoning in the area was analyzed. Mr. Wolle offered his recommendation for acceptance of the annexation with HE zoning for the reasons that:' Tract of.request is already zoned C-2, Commercial, in the County. Tract is an interior one and the only access shown is 60 ft. access road to Missouri Avew A vacant a1.'lea divides the tract and the residential zoned strip along Greenwood Ave. Property to the south of the 60 ft. access road is zoned the old County B-8, is undeveloped, and neither the annexation tract nor property adjoining on the south would in all prObability be devoted to any type of subdivision development. The city was presentlv,overzoned for retail business and needed an at'ea for expansion of heavy busi.ness type uses. It was learned that an annexation ordinance was scheduled to be read ~_.'\ at the Nov. 29 zoning public hearing meeting of the City Commission. Mr. Butler reported ~lat he had inspected the site and felt that the tract would lend itself to a warehouse type use, but did f~el conc~rn as to how Heavy Business zoning 'Would affect the house~ on 'the Bt~lleaiT' frontage, a third oJ which he estimated to be ubove the average fop . the area.
