After restating the doubt of mnrkotnbility for singln family and the
d(~sirability to put the property to fl better "return" l1SI1, Mr. Bonner'
excused himself at this time.
A report of the zoning committ0c recommended thot the request be
denied.
Discussion followed bringing out the following points:
I. Business zoning this area was not needed at this time.
2. Business zoning (development) would reduce mcasurcably the
effectiveness of Myr~le Avenue as a traffic mover and would cause
.',
unnecessary traffic congestion.
f" ,
3. Lack of setbacks in Business z~ning allows traffic hazards to be
dreated at intersections.
,-~
4. Business zoning would permit possible establishment of service
stations -and other sites on Myrtle fivenuc would b0 requested
'which could not be denied 'vithout prejudice.
5. With proper setbacks and adequate parcel ownership of sufficient
depth, developmant at a later date may prove to be reasonable.
In accordance to planned unit development (SC or F1S zone)
professional or general busin~ss offices or multi family
group develpment ~ay minimize acc~sses to ~yrtle ^venuc.
Such devp.lopment would be defined only to An ar~a north of
Druid Road. This limitation would avoid snat ~~ning, A
,,0
piecem~al dev~lopm~ntt and p0ssibly prevent unnccr~ss~ry congcGtion
on this important by-pass.
