Zoning roquest i8 in conformsnce with the Comprehensive Land Use Plan. The ap- plicant was not prUDent. A single family residence is planned for the parcel. A 5 ft. easement is platted across the rear of the lot and an additional S ft. U8sement will be required. Sanitary sewer will have to be extended approximately 120 ft. to sorvo the property. The sewer line cannot be extended until tbe mora~ torium on sewar main extensi~n~ on the East Plant has been lifted. Bill Shepard Btated that a memorandum has been sent to the City Manager requesting modification of the stlwor moratorium. Motion was made by Mr. Hall, seconded by Ml". Turner, to recommend approval of above request. Motion carried unanimously. Amending Article XVI, Soc. 16.04 (5) (b) and 16.04 (8) and Article XVII, Soc. 17.04 (8) of Appendix A, Zoning of the Code of Ordinances to clarify prOBent languoRo and to better correspond with zonin~ map amondments Mr. 1I08loy explained the amendment to the zoning text, stating that there is a lack of clarity in the way it reads at present and the revised wording would botter recognize the relationship between CTF~28 and CTF-24 zoning districto. The proposed chango was deSigned to correspond to a substantial area on the south boach proposed to be rezoned to CTF-24. Mr. Healey stated that density and height neod to be mora closely lnter~rolated. Amendment to the ~oning text would stipulate that in CTF~24 zoning district one could build to 5 stories in cases involving lots 200 fect in depth and where parking is provided under the building (3 stories other~ wise). in CTF-28 zoning district, 8 stories in cases involving lots 200 feet in depth and where parking 1s provided under the building (5 stories otherwise). Mr. Hall suggested the elimination of one category; namely, CTF~28, but that the re- maining district be allowed the same height factor as CTF-28 provided there were the same amount of land. Ma. Anne Garris, Editor of Beach Views, appeared before the Board and requested a continuance of the public hearing and stated her desire to communicate with the residents concerning this amendment. Mr. Harvey Alexander also appeared and requested a continuance in order to give the residents more time to analyze and evaluate this amendment. Mrs, Parks expressed concern and stated that the zoning might have grave implications in other areas of the City ~oned CTF. Motion was made by Mrs. Parks, seconded by Mr. Turner, to recommend continuance of above until the Planning and Zoning Board meeting of October 17, 1978. Motion carried un~ntmously. Preliminary Subdivision Plat Review 1. Tract 56, Unit 2, Countryside (U. S. Home Corp.) At the Resource Development Committee meeting of September 22, 1978, changes were recommended in the subdivision plat. Motion was made by Mr. Tice, seconded by Mr. Turner, to recommend continuance of above until the Planning and Zoning Board meeting of October 17, 1978. Motion carried unanimously. Under Director's items, Mr. Frank Kunnen appeared before the Planning and Zoning Board to establish the required number of parking ~paces as called for under Section 33.03 of the Ordinance. He had a similar item come before the Board on June 20, 1978 for the first bUilding on the lot. At the present time~ Mr. Kunnen desires to erect a sccond building.
