The Development ReView Committee at it's meebng of September 27,1990 approved the above descnbed Fmal
SIte Plan subject to the following conditions:
1) Siamese connection locatton shall be shown on the Site plan, as reqwred by the Fire
Marshal, pnor to certdicatton.
2) Subject to the first three condittons (as moddied for blanket easements and final building
permit time change) on the handout by Uttllttes as follows:
a. A Pinellas County Utilities Permit and Public Health Umt Permit, Ingress/Egress and a ten
foot (10 ft.) Ublittes Easement over proposed water maIns, up to and mcluding meters, backflow
preventIon devices and hydrants are reqwred prior to the Issuance of a final budding pemut.
b. Backflow prevention devices must be Installed by the City WIth applicable fees being patd by
the owner.
c. Pnor to Site P-Ian Certification, the Dumpster Requirement Data Form must be completed and
returned to the City Samtation DIVISion.
3) The language regarding the reverter clause m the two pedestnan easements shall be revised as
reqwred by Public Works, P.arks & RecreatIon and -the City Attorney.
4) If intenor landscaping is required m accordance WIth the court settlement, It shall be shown on
the site plan, as currently required by City Code, prior to certtficatton.
5) A copy of the Beach renounshment plan and Army Corps of Engineer---pemut shall be submitted
to Envtronmental Management.
6) Open space recreational fees shall be paid for Phase 2 pnor to certification.
7) Subject to Planning and Development conditions as modified (with condltion,#2 speclfyIng,except
for 'the retention ponds and dnveway entrance) in Phase 3, as follows:
a. In accordance with the Court Settlement for tins parcel, the site plan shall be reVIsed as
follows: .
a) The multi-level-building envelope shall have maxtmum dimeDsions of 140 ft. X 240 ft. X 210
ft. in height (for bwlding m Phase 2)
b) There shall be a maxunum of 360 residential dwelling umts total for all phases of
development on the site (WIth an additIOnal 40 dwelling units pemutted if transferred
from Parcel N, south side of Sand Key Sheraton; If the 40 umts have been transferred, a copy
of the document shall be submitted to the City pnor to the final phase of the development).
b. In approvmg the Site plan for the first two phases of thts development, the Development
Review Comnuttee is not approving the third phase, except for the retentIon ponds and
driveway entrance, as it IS being presented m a conceptual form at tins tIme.
c. The project shall be completed by the year 2006 -as per the court settlement.
8. -No Tree Verification- form shall be submitted to EnVironmental Management.
As conditions #1,4,6,7,and 8 have been met, please certify the attached plans/plats subject to conditions #2,3,
and 5 listed above and distribute.
