The Planning and Zoning Board recommended denial and ex-
pressed concerns with parking and traffic on Turner Street and
further intrusion of non-residential uses south of Turner Street.
Ellen Fowler, attorney for the applicants, reported
although seven lots were involved, plans have been made for only
three of the lots, and parking will be addressed during regular
site plan review.
The Planning Director presented slides showing the area to
be generally residential with many older homes. The north side
of the street is zoned professional services. It is a mixed use
neighborhood, in addition to the residences there are schools
and churches '.
One citizen spoke in support of the request and two spoke
in opposition.
Commissioner Garvey moved to approve the request for Lots
Z, 3 & 4, Block 5, A.C.Turner's 2nd Addition, only, and to
direct the City Attorney to include this in an ordinance.
Motion was duly seconded and carried unanimously.
ITEM #18 - A Public Hearing to Consider Requests for Amend-
ments to the Comprehensive Land Use Plan and the Zoning Atlas
for Lot 28, Sunset Point Replat, in Section 3-29-15.
Zonin~ from CTF 28 (High Density, Commercial/Tourist) to RM-28
(High Density, Multi-Family). Z-BO-50.

The applicant had requested continuance of this item.
Commissioner Moore moved to continue this item to the
regular Commission meeting of February 19, 1981. Motion was
duly seconded. There were no citizen comments. Motion carried
unanimously.
ITEM #19 - A Public Hearing to Consider Zoning Ordinance
Text Clian es of Article XVI, Section 16.03; Article XVII,
Section 17.03; rticle XIX, Sections 19.01 & 1~.03; Article
XXII, Section 22.03; and Article XXXI, Section 31.03; Pertaining
to Travel Parks as a Special Exceptfon Use. City.
Currently, travel parks are allowed by special exception in
an RMH (Mobile Home Park) district. Travel parks are commercial
by nature and the text change will allow travel parks in com-
mercial zones as opposed to residential:; which will allow the
Land Use Plan and zoning classifications to be consistent. It
will delete travel parks as a special exception in an RMH district,
and will allow travel parks in CTF-24 (Commercial/Tourist), CTF-28
(Hi.gh Density, Commercial/Tourist), and CP (Parkway Business)
districts.
Minimum size of a travel park will be reduced from 15 to
5 acres. Width of internal streets, with a minimum widtn set,
will also be addressed in the Zoning Ordinance.
Commissioner Moore moved to approve the text changes requested
and to direct the City Attorney to include this in an ordinance.
Motion was duly seconded. There were no citizens comments. Motion
carried unanimously.
