Howard Groth reported 3-story buildings would create a
shadow effect on the mobile home park to the east of the site.
He also reported Mr. Henderson had offered to sell the pro-
perty to the Clearwater Housing Authority.
Discussion ~nsued concerning access and the applicant
stated a 40-foot access easement will be maintained from the
site, south to Druid Road, at the west edge of the excluded
parcel to the south.
The Planning Official pointed out this would change the
configuration of the parcel and require notification of addi-
tional property owners. The City Attorney stated notification
procedures provided by the Code must be followed.
Mr. Regulski moved to defer the application for proper
advertising and notification. Mr. Morris seconded the motion
which carried unanimously.
ITEM H2 - Request of David Little for a) special excep-
tion to permit real estate office and b) variance of 1 parking
space.
The Planning Official expressed concern regarding the
parking space, pointing out that taken individually, the effects
are negligible but, considering all variances on parking which
have been granted on the beach, the total impact could be
adverse.

David Little stated there are 2 rental units on the
property in addition to his own living quarters. He wishes
to convert a portion of his living area into a real estate
office and is requesting a variance of the 1 parking space
required under PS zoning. Egress requires backing into the
right-of-liay.
Julie Fletcher, adjacent property owner, spoke in support
of the application. No one spoke in opposition.
Discussion ensued concerning whether granting of this
special exception might open the door for expanded uses, and
the City Attorney stated the application limits the usage to
the real estate office.
