Jack Porter, Vice President of CFS Service Corporation, displayed photographs of some fences on County Road 102 and Landmark Drive, stating they planned to erect a 6-foot basket ,,,cave fence with landscaping on the outside and supporting posts on County Road 102 side of the fence. lie indicated will- ingness to revise this plan to provide uniformity if the Board desired. Discussion ensued concerning the many requests for fences in this area and the need for a provision to require access to parkways for maintenance purposes. No one spoke in opposition. (a) Upon consideration of the appeal of eFS Service Corpor- ation from the decision of the Building Official concerning the request for a 14 foot setback variance from property line abutting County Road 102 to construct a swimming pool and en- closure upon Lot 3, Block I, Northwood Estates, Tract F, which property is located at 2917 Deer Run South and is zoned RS-60 (Single-family residential), it appearing, after this duly con- stituted public hearing, that there are practical difficulties or unnecessary hardships in the way of carrying out the strict letter of the provisions of the zoning ordinance as it affects such property and that the same can he varied in harmony with the general purposes and intent of the zoning ordinance, Mr. Gans moved that such appeal be ~ranted in accordance with the application submitted therewith, with the provision that the right to obtain n building permit in accordance with such vari- ance shall cease after six (6) months from this date. Mr. Regulski seconded the motion which carried unanimously. ITEM #4 - Request of R.C. nevclopment Corporation for a variance. The Planning Official reported the CIS and site plan have been approvcd by the Resource Development Committee and Commis- sion action has been deferred until the Board acts on the re- quest for a variance. Phillips Evans of Donaldson Homes, Inc., rcprescnting the applicant, displayed an architectural drawing of one cluster of townhouses. Ile reviewed the difficultics experienced in constructing a two-story project with garage space underneath to conform with flood plain elevation requirements. Alexander Tudor, Architect, explained that a pitched roof requires an additional elevation of two feet, which accounts for the apparent discrepancy between the dimcnsions shown on the drawing and the five feet requested. The Building Official reported there is a single-family dwelling and a duplex on the property, with onc unit of the duplex to be converted into a beauty shop. The Traffic Engineer has approvcd the parking plan submitted. The Planning Director qucstioned the propriety of com- bining commercial and residential uses on the same lot. Eunice Little, Realtor, representing the applicant and the prospective purchaser, stated the purchaser wishes to establish a one-operator beauty shop, with herself as the operator, and her clients would be served one at a time. It is her intention to eventually reside in the other apartment in the duplex. The applicant resides on Lot 6 and has no objection to this request. No one spoke in opposition. Upon consideration of the appeal of Jeannette Capriotti from the decision of the Building Official concerning the request for a variance to permit 5 parking spaces instead of 7 upon Lot 5, Longview Subdivision, which property is located at 511-511 1/2 Lake Drive and is zoned CG (General business), it appearing, after this duly constituted public hearing, that there are practical difficulties or unnecessary hardships in the way of carrying out the strict letter of the provisions of the zoning ordinance as it affects such property and that the same can be varied in harmony l\'1 th the gencral purposes and intent of the zoning ordinance, Mr. Regulski moved that such appeal be granted in accordance with the application sub- roi tted therc,,,i th, loti th the provis ion that thc right to obtain a building permit in accordance with such variance shall cease after six (6) months from this date. ~Ir. Kenneth Kepler, reprcsenting the applicant, stated thc opcration would provide a IO-minute lubrication and oil change scrvice only. Thero will be no automotive repair work performed. Thc Building Official reported the plan had been presented to the' Traffic Engineering and Engineering Departments for review. There are no objections, the concensus being that any problems relating to the alley at the rear of the property can be worked out.
