Haverford Drives and is ?oned RS-60 (single family), it ap-
pearing, after this duly constituted public hearing, that
there arc practical difficulties or unnecessary hardships in
the way of carrying out the strict letter of the provisions
of the zoning ordinance as it affects such property and that
the mme can be varied in harmony with the general purposes
and intent of the zoning ordinance, Mr. Nichols moved that
such appeal be granted in accordance with the application
submitted therewith, with the provision that the right to
obtain a building permit in accordance with such variance
shall cease after six (6) months from this date. Mr. Youngstrom
seconded the motion which carried unanimouoly.
ITEM 02 - The request of J. M. Merritt for setback vari-
ances.
The Building Director reported that there is an existing
screened porch in line with the main body of t~e house. The
applicant. proposes to add 3 feet to that, enclose it, and
construct an enclosure over the existing swimming pool. In
an RS-IOO (single family) residential zone, the Zoning Ordi-
nance requircR 10 foot setbacks on the side (north) and
,rear (east) for a pool enclosure, and a 20 foot rear setback
for an addition to a living area.
J. M. Merritt stated he thought the additions would
improve nnd enhance the appearance of the property.

the decision of the Building Official concerning the request

lot line and 4 foot setback from rear (east) lot line to erect

lot line to remodel the living area on Lots 390, 391 and 392,
Del Oro Groves Subdivision, which property is located at 3240
San Bernadino Street and is zoned RS-lOO (single family), it
appearing, after this duly constituted public hearing, that
there are practical difficulties or unnecessary hardships in

ITEM 03 - The request of William Sykes for 3 setback
variances and n lot coverage variance.

The nuilding Director reported the Zoning Ordinance in
a CTF zone requires a 25 foot setback from the seawall, a 15
foot setback from the vest property line abutting Harnden Drive,
and a .15 foot setback from the front property line abutting
Bayside Drive.
Mark Swartzhoffer, architect representing the applicant,
explained the ~equest. The existing construction consists
of two motels and they propose a pool on the bayside with
visual control of the view and activity in the pool area from
the office. They plan to unify the area and beautify the
corner lot by landscaping.
William Sykes stated the motel was tventy years old and
by adding the swimming pool they hope to attract families to
the area, the co~rtyard viII be for those not interested in
.the svirnming area, the lot coverage is now 44%, and a second
floor Is planned to tie the two separate buildings together.
Loren Imeson and Art Dahlquist spoke in support of the
request. Seven letters of approval were read into the record.
Caroline Nelson, Anne Garris and Katherine Kohrt spoke
in opposition citing a possible parking problem and request-
ing the zoning lavs be upheld and the density be kept down.
One letter of oPPoBition was read into the record.
Mr. Sykes read into the record an article from the Clear-
vater Beach Views which he felt was detrimental to his request.
Mr. Nichols stated for the record that he felt the Zoning
Ordinance as regards density and restricting the view should
be upheld.
Mr. Youngstrom reported a conflict of interest and let-
ter of conflict of interest is attached hereto.
