There was considerable discussion as to Hhether they had room for all the needed parking, includ ing the residential portion of the property, without backing out into the street. The caBe was continued to later in the meeting to allow the applicants to discuss the situation with Keith Crawford, the Traffic Engineer. Mr. Crawford stated they have the room to prt)vide B parking spaces. Having held a duly constituted public hearing and since, based on the material submitted by the applicant, the proposed use is consistent \~ith the Zoning Code, Mrs. Dobbs moved that said appeal be granted with the provision that the finill parking plan be approved by the Traffic Engineering Department, that there be no free standing signs and with the further provision that the use/buDding permit he obtained within six (6) months of this date. Newell, l'epresenting the applicant, stated this is his full time occupation and he has been in this business for seven years. He works alone and has magnetic signs which he will remove when at his residence. He does not do any of the work on the site and the onlY chemicals he has are soap and deodorizer in one gallon tanks which are stored in his truck. He stated the repairs involved with his business are on carpets at customer's homen. One citizen spoke in objection stating aB there is no garnge she is concerned about storage of cleaning products and noise from checking out cleaners after use. Dnt': letter of objection and one petition with ten signatures in objection were read into the record. A duly constituted ,public hearing has been held and since, based on the material submitted by the applicant, the proposed use is consistent with the Zoning Code, Mr. Pliska moved that said appeal be granted ....lth the prOVision the applicant prepare and file with the Occupational License Division an affidavit agreeing to comply with all the conditions of the Code and that the Occupational Lioense be obtained within six (6) months from this date. The Planning Official stated there is currently a mobile home on the property and the applicants wish to replace it with a house ~ Other properties in the area do not prOVide the required 25 foot setback, but he questions having more of a setback from the rear property line than the front property lino. Leroy Knapp stated that to stay within the reqUired setback would on ly allow a house 22 feet. wide. He ata ted they plan to remodel the garage which exists on the property to fit with the design of the house' that will be placed adjacent to it. Ue stated if the house was placed further back on the lot from Betty Lane he would have no back yard and he would be too close ta his neighbor's home. He also wishes the new structure to be in line with the existing.garage.
