Nolley Nance, arch i.tcot, spoke in support' of the request stating
that the parking dosl~n is workable. Elliott Messing, Sr. Vice
Presldent of Thaclcery Corp., reiterated their only conoern. 1s that
granting of this variance will not abrogate their rights when they
begin qonstruction. Nc one spoke in opposition.
Having held a duly constituted public hearing and since, based on
the material submitted by the applioant, thore arc practical
difficulties OI~ unnecessary hardships in complying with the zoning
code, Hr. Dallmann movod to grant the request f'or a varianoe of 112
parking spaces with the prOVision that the building/use permit be
obtained, within. six (6)' months of this date. The motion was duly
seconded.
Discu3sion ensued concerning shopping center parl<lng requirements
in general. l-1r. Dallmann amended his motion to state the applicant
shall provide to the City a oopy of an easement arrangement covering
use of parking spaces not included in applicant's lease. The
amendment was accepted by the seconder and the .-ended motion
carried unanjmously. Request granted.
ITEM 02 - Harriet Baldwin for n variance to erect a screen
enclosure 10.5 ft from adjacent building at apartment 3101,
Bldg 31, Hillcrest Villas, See 31-28- 1 6, located at 21 ~O
U.S. 19 N and zoned m'I-16 (medium density multi-family).
The BUilding Official reported a similar request \olas granted in
1980 for an apartment in another bUilding in Hillcrest Villas.
Harriet Baldwin reported she needs the enclosure to enjoy the
full use of her property and to alleviate the need for mOVing her
patio furniture in and out of the house.
Two aren residents spoke in support ef the request and a petition
in approval bearing 11 signatures was submitted for the record. A
telephone call apprOVing the request was noted for the rocord. No one
spoke in opposition.
Having held a duly constituted publio.hearing and since, based on
the material submitted by the applicant, there are praotical
difficulties or unnecessary hardships in complying with the zoning
code, Mr. Dallmann moved to grant the request with the provision
that the building permit be obtained within six (6) months of this
date. The motion WBS duly seconded and oarried unanimOUSly. Request
gutod. .
