An 11 ft. drainage and utility easement along Gulf-to-Bay
Boulevard shall be provided prior to issuance of a building permit, or
as otherwise determined by Public Works;
Dj~ensions for employee/customer parking shall be given on the
site plan as required by the Traffic Engineer, prior to certification;
Two (2) handicapped parking spaces shall be provided on the site
plan as required by Traffic Engineering, prior to certification;

Sandy Glatthorn moved to recommend an amendment to the motion with an
additional condition, as follows:
The plan shall indicate that the existing access points to be
closed shall be physically removed and replaced by landscaping, curbing
and sidewalks as required by the City.
The amendment to the motion was seconded by Robert Maran and carried

The Chairman called for questions on the original motion. There being
no further questions, the original motion, as amended, carried

The locations of the siamese connections, subject to approval by
the Fire Marshal, shall be shown on the site plan prior to
certification~
Sidewalks shall be installed along Highland and Belleair prior to
the issuance of the first C.O. for the site. Sidewalks shall be
provided along Nursery prior to the issuance of the first c.o. on that
phase of the development.
Regarding sidewalks and right-of-way issues, the new site plan
ahall be subject to approval by the City Attorney and Public Works
Director prior to certification~
A Pinellas County Public Health Unit permit, Pinellas County
Utilities permit, ingress/egress, and a 10 ft. utilities easement over
water mains, up to and including meters, hydrants, and detector Checks,
are required prior to the issuance of a building permit~
~ Prior to certification, dumpster locations, subject to the
approval of utilities, must be shown on the final site plan~ and the
Dumpster Requirement Form must be completed and returned to the City's
