Sandy Olatthom moved to approve the amendment to the master RPD site plan for Regency Oaks Retirement
Center based upon a finding of this Committcc that the plan conforms with thc design guidelines for site plan
review subject to the fonowing:
One (1) additional hydrant as required by the F"uc Marshal shall be provided on the site plan prior to
certification.
The location of the siamese connection is suhject to approval by the F'ue Marshal prior to the issuance
of a building permit.
The handlcap'ped spaces shall be provided as required by State law and shown as such on the site plan
prior to certification.
A -do Dot enter" sign at the ane-way exit drive shall be erected.
A 3O-foot haIf-rigbt-of-way ahall be dedicatC'4 to the City subject to City Attomey/PUbllc Works
approval.
The Dew zoning line shall be subject to approval by the City prior to certification of the site plan.

Any relocation of the proposed driveway on Ft. Harmon shall be subject to approval by the Traffic
Eugineer and the State prior to certification/recertification of the sito plan (as a simple adjustment to
the Idte plan).
Hamlet Avenue and Tuskawilla Street !hall be correctly identified in the revised legal description.
To assure the dcvclopment is planned, developed,and maintained as llD integral project, a Unity of Title
shaU be recorded pnor to certification of the final site plan. .
The applicant must obtain approval of the alley vacation or the plan must be rcvised accordingly [with
required setbacks] prior to certification.
Curbing and pavement of existing driveways to be deleted shall be removed and landscaping, sidewalks,
and curbing parallel along the street shall be installed in accordance with City standards. This shall be
indicated on the final site plan prior to CCl1ificatiOn.

based upon a finding of this Committee that the plan conforms with the design guidelines for site plan review
subject to the following:
1. The ~ting and proposed water distributioD/firc protection, subject to the approval of the Utilities
Engineer and rrrc Marshal, must be shown on the final sitc plan prior to <:crtitication (in the mea of
proposed construction).
2. A 10-foot Utilities Easement over existing and proposed water mains, up to and including meters,
hydrants and detector checb. must be provided prior to the issuance of a building permit.
3. Prior to certification, dumpster locations (for this phase), subject to the approval of Utilities, must be
shown on the final site plan.
4. Prior to a o:rtificatc of ocx:upancy, the dumpsters (in the arca of proposed construction) must be in
WiuaUy screened enclosures. Gates must be provided with a minimum 12-foot clear opening to the front
