Also, drainage calculations in accordance with city standards should be provided to Public Works before certification of the preliminary plat. BUILDING: No comment. TRAFFIC ENGINEERING: Don Meerians questioned the placement of the sidewalks. He also stated that the developer is responsible for installing the sidewalks. UTILITIES: Bob Perkins commented that the proposed water distribution system must be revised as required by Utilities. Also, a pinellas county utility Permit and a Pinellas county PUblic Health Unit Permit are required prior to the issuance of a building permit. Natural gas is available to this site. PLANNING: See typed comments (Attachment 1). PARKS AND RECREATION: See typed comments (Attachment 2). MOTION: @) sandy Glatthorn made a motion to approve the preliminary plat based upon a finding of the committee that the plat conforms with the design guidelines for subdivision plat review subject to the following: 1. Copies of applications for SWFWMD and DER shall be provided to the Public Works Department prior to certification of the preliminary plat. 2. Drainage calculations in accordance with city standards shall be provided to the public Works Department prior to certification of the preliminary plat. 3. The sidewalks for the subdivision shall connect to the sidewalks for MCMullen Booth Road and ahall be indicated on the preliminary plat prior to certification. 4. The developer is responsible for installing the sidewalks. 5. open space recreation fees shall be paid prior to recordation of the final plat. - 6. The final plat shall be recorded within six months of certification of the preliminary plat. The motion was seconded by Bob Maran and carried unanimously. ITEM 12: MONTCLAIR PARK PARKING LOT, located on the south side of Montclair Road, east of Keene Road. FINAL SITE PLAN ~ ~ FIRE DEPARTMENT: No comment. PUBLIC WORKS: No comment. BUILDING: No comment. TRAFFIC ENGINEERING: Don Meerians said that the radius of the driveway should be increased to 12' to 15'. He also asked if the power pOle was meant to be at the edge of the driveway. UTILITIES: No comment. PLANNING: Sandy Glatthorn said that signs and fencing/walls shall be sUbject to separate review and permitting processes. Also, if lights are proposed, they should be designed in a manner to reflect away from residential properties. PARKS AND RECREATION: No comment. She also state that the painted islands should be replaced with landscaping. David Lovas said that installing more landscaping would be expensive, and that the amount of landscaping now planned meets code requirements. PARKS AND RECREATION: No comment. MOTION: Sandy Glatthorn made a motion to approve amendment to the final site plan sUbject to the following: 1. The typical dimensions of the vehicular use area shall be provided on the site plan prior to certification. 2. The required handicapped spaces in the project area shall be shown on the site plan prior to certification. 3. A 10' utilities easement over existing water and gas mains must be provided as required by the Director of Public Works, and sUbject to approval by the City Attorney prior to the issuance of a building permit. 4. Signs and fencing/walls shall be subject to separate review and permitting processes. @ 5. The painted islands should be replaced with ~andscaping. 6. The requisite initial building permit must be procured within six months from the date of certification and all requisite certificates of occupancy must be obtained within three years from the date of certification. The motion was seconded by Ream Wilson and carried unanimously. ITEM IS: CYPRESS POINT SHOPPING CENTER, located on the east side of U.S. Highway 19, south of Enterprise Road.
