MOTION: Sandy Glatthorn moved to approve the amendment to the
final sit~ plan based upon a finding of this Committee that the
plan conforms with the design guidelines for site plan review
subject to the following:
That the amended plan be subject to the condition of the site
plan certified on January 10, 1989 as follows:
. The required recreation facility fea for the first phase
(hotel project) must be paid prior to issuance of a permit
for the second phase of commercial/retail area.
. Required open space and recreation fee for the second phase
must be paid prior to the issuance of a building permit for
that phase.
~
. Ingress/egress easement and a 10 foot utility easement must
be provided over the water main up to and including meters
and hydrants prior to the issuance of a building permit.
. In accordance with the terms of the settlement stipulation,
completion of the entire project shall occur no later than
October 16, 2006.
Motion was seconded by Ream wilson.
Discussion: Developer stated that the recreation facility fee
for the first phase has been paid; therefore, he questioned if
that item could be removed from the listed requirements. Ream
Wilson felt that all recreational fees had been paid. He will
verify this.
Developer stated that the ingress/egress easement and 10 foot
utility easement is on the north phase and they have just turned
in the south phase by written easement and recording. He
wondered if that could be verified and then removed from the
listed conditions. Chairman Harvey stated this is a standard
'condition and will remain as one of the conditions.
Motion carried unanimously.

One lane is much safer. It was suggested that "Keep Right" signs
be posted at each end of the nose of the island shown on the
plan. It was also pointed out that the applicant is liable if
anyone runs into the island inasmuch as it serves no purpose
other than to support the applicant's sign.

1. A signed and sealed letter/survey from the surveyor/engineer shall
be provided verifying the current number of parking spaces prior to
certification' of site plan.
2. A copy of the agreements/easements with Southeast Bank regarding
lease of the initial 34 parking spaces and then additional 68 spaces
as required by the City Commission on January 20, 1983 shall be
provided to the City prior to certification of site plan.
