Preliminary Subdivision Plat - APPROVED WITH CONDITIONS
NATIONAL DATA PRODUCTS, INC.. located on the south side of Calumet street. west of
Belcher Road
Final Site Plan - APPROVED WITH CONDITIONS
Fire A 6 inch sprinkler line will be required in conjunction with a hydrant and
SIamese connection. To be shown on site plan.
Public Works Copies of applications to DER and SWFWMD must be submitted prior to
certification and copies of approved permits are to be provided to the Public Works Department
prior to issuance of a building permit. Pinellas County is proposing a regional storm water
detention pond south of this site. The proposed work in the 50 foot drainage and utility ease-
ment is to be coordinated with Pinellas County. A 4 foot wide sidewalk one foot off of property
is to be shown on the site plan prior to certification.

Transportation Driveway to the west to be redrawn so as to miss manhole.
Utilities . The proposed 6 inch water line must be tapped to the existing 8 inch water
main located along the north side of Calumet Street. not to the sanitary sewer as shown on the
plans. The proposed water service should also be tapped to the existing au water main. not to
the proposed fire line as shown on the plans. An ingress/egress easement and a 10 foot utility
easement over water mains up to and including mGters and hydrants are required prior to the
issuance of a building permit. A Pinellas County Public Health Unit Permit is required prior to
the installation of the water distribution system. The proposed dumpster location must be moved
to the north to avoid an excessive baCking distance by Sanitation ]vehicles. The maximum allow-
~le backing distance required by the City is 75 feet. Also. the dumpster enclosure cannot ,
~croach on the building setback ,unless a variance is obtained. The dumpster must be in a Visually
screened enclosure prior to the issuance of a certificate of occupancy. Provide gates with a
minimum 12 foot clear opening to the front for access by Sanitation trucks. There is an existing
2 inch natural gas main located along the south side of Calumet Street that must be shown on the
sIte plan prior to certification.

that the plat conforms with the design guidelines for subdivision plat review subject to the
followi ng:
1. The required ingress/egress easement and 10 foot utility easement over water mains up to and
including meters and hydrants shall be provided on the plat prior to recordation.
2. Signs and fencing/walls are SUbject to separate review and permitting processes.
3. The required setback dimensions shall be given on the supplementary drawing prior to certif-
ication of the preliminary plat.
4. Prior to certification of the preliminary plat all proposed lot dimensions must be given on
the preliminary plat and the lot size for each proposed lot must be given on the preliminary

plan as required by the Fire Marshall.
2. Prior to certification the radii of the westerly driveway shall be reduced as required by
Traffic Engineering.
3. The proposed water distribution system and dumpstet' location must be revised subject to the
Utilities engineer approval prior to certification.
4. Ingress/egress easement and 10 foot utility easement over water mains up to and including
meters and hydrants are required prior to the issuance of a building permit.
5. The dumpster must be in a visually screened enclosure prior to the issuance of a Certificate
of Occupancy. Gates must be provided with a minimum 12 foot clear opening to the front for
access by Sanitation trucks~
6. Existing gas mains must be shown on the site plan prior to certification.
7. Copies of applications to OER and SWFWMO must be submitted prior to certification and copies
of approved permits are to be provided to the Public Works Department prior to the issuance of a
building permit.

5. A landscape plan for each lot must be prepared and submitted prior to issuance of a building
permit for each respective lot. If notice is given by the City of the construction of Landmark
Drive prior to the issuance of a building permit for Lot 2, the required landscape plan shall be
submitted at that time.
6. All certificates of occupancy must be obtained within three (3) years of October 24. 1988.
7. Any wall or landscaping provided along Landmark Drive must be located totally on the private
property out of the right-of-way.

plan is to show the proposed pipe replacing the old corrugated metal pipe between lots 13 and 14
in the existing 10 foot drainage and utility easement. Prior to certification. copies of OER
and SWFWMD permit applications are to be provided to the Public Works Department. Prior to
issuance of a building permit, copies of approved DER and SWFWMD permits are to be provided.
Prior to certification, the notes "connect to existing inlet 190 feet west of center line" is to
be removed and note about conflict structure is to be removed as this will not be needed by
draining to the lake instead of the shallow inlet.
