MOTION: Paula Harvey moved to approve the final site plan for
the Sunset Point Shopping center Addition based upon the
findings of this Committee that the plan conforms with
the design guidelines for site plan review subject to
the following conditions:
. All site data calculations provided on the
supplementary S\:lppl-eRMJ:y sheet need to be provided on the final
site plan for certification.
. Signs and fencing/walls are subject to separate
review and permitting.
. A 40' drainage and utility easement along u.s. 19
must be given prior to the issuance of the
building permit.
. Handicapped parking should be located as required
by state law and should be reviewed by Traffic
Engineering prior to certification of the final
site plan.
. Additional row of parking to the west of the
proposed new store should be redesigned as
required by Traffic Engineering.
. A dumpster location must be provided on the site
plan subject to approval of the Sanitation
Division. The dumpster must be visually screened
with a 12' wide clear opening.
. The requisite initial building permit must be
issued within six (6) months from date of
certification of the final site plan and all
certificates of occupancy be issued within three
(3) years from date of certification of the final
site plan.

unanimously.
