NEW RANCH MOTEL (Addition To). located on the south side of Gulf-To-Bay Blvd. approximately 920 feet east of Belcher Road FINAL SITE PLAN APPROVED WITH CONDITIONS Fire - Nick Lewis asked how much distance was required to obtain coverage on the proposed building and was told it was 50 feet from the property corner. Nick Lewis had no further comment. PUblic Works - Bob Maran stated that prior to certification the engineer was requested to demonstrate that the storm water calculations are to the Public Works Department's criteria. In the process it was requested that if there were any way to take more water to the north (towards Gulf-To-Bay) it would be helpful. Mr. Francis stated that they were looking at enlarging the basin adjacent to, the street to see if they could get more water in that direction. Discussed moving the dumpster adjacent to the pool area, which would give an opportunity to enlarge the basin at the back ~f the property. Building - Vie Chodora stated that a demolition permit must be obtained prior to llny new building permits being issued. (A general information sheet was given out. ) 1. " ~ Traffic - Don Meerians suggested that having some type of agreement or easement with the adjacent property owner to use the roadway would be in the owner1s best interest. Handicapped parking space minimum is 121 x 191 and the plan should have 241 rather than the 221 shown. Utilities - Bob Perkins stated the following: 1. The dumpster can be relocated to the area previously indicated (by the pool). It must b& kept at a 45-degree angle and a visual,y screened enclosure must be placed around the dumpster with a 12-foot clear opening to the front for access by Sanitation trucks and 10 foot back. (The architectural plan indicated a 101 x 10' .) 2. A note stating that domestic water service will be provided by the existing meter should be shown on the final construction plans prior to their submittal to the Building Department. 3. Natural gas is available to the site. Planning - Paula Harvey stated the following: 1. New signs. fencing and walls being put on the property are sUbject to a separate review and permitting. ~ 2. Note on the plan that the office has to be restricted to use of the motel only. 3. The minimum and maximum dimensional and numerical requirement of the CG Zoning District need to be shown on the plan. The requirements are met but need to state what those requirements are per Code. 4. Area and density calculation -- the number of units that are shown are fine but the calculations are incorrectly shown on the plan and need to be corrected. Mrs. Harvey provided a copy of information prepared by staff which can be repeated on the plan. Parks and Recreation - Ream Wilson stated that. based on his understanding. since five existing motel units will be removed from the site with five new units being constructed in their place this project is exempt from the City's open space/recreation assessment ordinances. This information should be shown on the site plan. , MOTION - Paula Harvey moved to approve the final site plan for New Ranch Motel addition based upon a finding of this Committee that the plan conforms with the design gUidelines for site plan review subject to the following: 1. ' The preliminary subdivision plat approval is subject to the fOllowing conditions: a) A quit claim deed for 20 feet of Woodlawn Street from center line of Woodlawn north to property line as shown on the plan. b) 6-foot right-of-way easement on south side of lot 1. 2. The final plat is to have the following information: a) Date of survey. b) Point of Beginning. c) Seal of surveyor on original. d) Legal description needs to have bearings included. Building - Vic Chodora had no comment. Traffic - Don Heerians had no comment. , , ~ l~ 3. Minimum/maximum dimensional and numerical requirements of the CG Zoning District shall be shown on the site plan prior to certification. 4. Area and density calculations are to be shown correctly on the site plan prior to certification. 5. Storm water calculations need to be submitted to the PUblic Works Department for review and approval prior to certification of the final site plan. 6. Handicapped parking spaces must be designed to meet minimum size requirements. 7. The dumpster shall be relocated as approved by the Sanitation Division and shown on the site plan prior to certification. The dumpster shall be screened with a 12-foot wide clear opening. 8. That the requisite initial building permit be issued within six months from date of certification of the final plan and all certificates of occupancy be issued within three years from the date of certification of the final plan.
